HELOCs in Summerville, SC: Equity in an Older Home, a New One, and the Months Lenders Wait After You Buy

HELOCs and second mortgages · Summerville

The Summerville Historic District was listed on the National Register on May 19, 1976. It covers about 607 acres with roughly 700 contributing buildings, and about 70% of them were built before World War I (National Park Service, NPGallery). Summers Corner, by contrast, began in 2015, when development started on land between the Edisto and Ashley rivers (Lennar Resource Center). A Summerville homeowner can be at either end of that range, and the two do not have the same equity.

On a Summerville home, how much a HELOC can lend depends mostly on how long you have owned it and how much of the first mortgage you have paid down, because a recent buyer can land below the smallest line a lender offers. A HELOC is a variable-rate credit line secured by your home. Your first mortgage stays exactly as it is.

I'm Jeff Moran, NMLS #483943, a mortgage broker licensed in South Carolina through C2 Financial Corporation, NMLS #135622, and I have been in the mortgage business since 1996. I am licensed across the state and work with clients by phone. My Summerville page covers the town, the Charleston area page covers the region, and the home equity page puts a HELOC next to the other ways of using equity. The terms below come from lender sheets dated May 2026, and I am quoting what they say.

What a recent buyer has to borrow against

A lender measures room with the combined loan-to-value ratio, or CLTV: your first mortgage balance plus the new line, divided by the home's value. The Charleston Trident Association of REALTORS reports a 2026 year-to-date median of $400,000 for detached homes in Dorchester County, up 1.1% from $395,500 a year earlier. That is a county figure and not a Summerville median, and the appraisal sets your real value. I will use it with a first mortgage balance of $300,000, a figure I picked to stand in for a buyer a few years into a loan.

Credit score Max CLTV on the credit union's sheet Both loans combined on $400,000 Room for the line
720 or higher 95% $380,000 $80,000
680 to 719 90% $360,000 $60,000
660 to 679 80% $320,000 $20,000
640 to 659 80% $320,000 $20,000

The last two rows come out at $20,000, and the credit union's smallest line is $25,000. At those scores a client in this position has no room for a line there. The other line-of-credit lender starts at $125,000, and its closed-end second mortgage starts at $100,000, so neither one fits either.

Now take an owner who has paid the first mortgage down to $120,000 on the same $400,000 home. On the credit union's sheet at a score of 720 or higher, the two loans together can reach $380,000, which leaves $260,000. On the other sheet the limit at 720 is 85%, which gives $340,000 combined and leaves $220,000, and that clears its $125,000 minimum. The only thing that changed is the balance, so the equity you have built decides which lenders are open to you.

The wait after you close

Both HELOC sheets set a clock. The credit union asks for six months of ownership. If you bought less than six months ago, it uses the lower of the purchase price and the appraised value to figure the CLTV. The other sheet asks for at least 12 months of ownership of the property. The credit union also lists rapid appreciation as a risk it weighs: a home bought in the last 24 months in an area with increases above 15% a year.

Both sheets also look at a listing. The credit union wants a home taken off the market before you apply and caps the CLTV at 80% if it was listed in the last six months. The other lender does not allow a home that was listed for sale in the last six months.

For a Summers Corner or Nexton buyer, those dates start at the closing on the home. If you are weighing a HELOC to finish a basement or add a pool soon after moving in, I would count the months with you before anything else.

Townhomes and condos

Dorchester County's 2026 year-to-date median for townhomes and condos is $267,693, against $299,000 a year earlier. That is about 10.5% lower, on 347 closed sales, and a median moves with the mix of homes that sold. Both line-of-credit lenders lend on townhomes. A condo has to be warrantable, which means it meets Fannie Mae's project standards. If an appraisal does report a decline in the home's market, the credit union lowers the combined loan-to-value it allows, to as low as 65% for a decline above 10%.

An older home and the Town's tree rule

A project on a home in the historic district, or any older Summerville home, may involve a tree. The Town requires a removal permit for any tree 8 inches across or larger, dead ones included, and trees 16 inches and up need the Tree Protection Board's approval (Town of Summerville, tree ordinance). The first act of the Town's first council, formed in 1847, was a tree ordinance. A HELOC pays for the work in stages, with interest-only payments for a 10-year draw on the credit union's sheet and repayment over 20 years, so the permit timeline and the draw schedule can be planned together.

Three counties, the same rules

Summerville is mostly in Dorchester County, with small parts in Berkeley and Charleston, and Nexton and Cane Bay have Summerville addresses in Berkeley County (SC Association of Counties). The lender's limits do not change with the county. Your tax bill does. In 2025 the Town of Summerville levied 66.0 mills, Dorchester County 79.4, and a Summerville address carries flat fees of $176.25 for solid waste and $96 for stormwater. Please tell me which county your address is in and I will go over what the tax record says.

Your documents and the next step

Please provide your most recent first mortgage statement, all pages, and the current declarations page of your homeowners insurance policy. If you bought within the last two years, the closing date and the purchase price help me place you on each clock. My South Carolina page covers the rest of the state.

HELOCs are not priced in the Rate & Best Fit tool on this site, so the next step is a call to me. I will go over your first mortgage, the likely value of your home and the amount you want, and tell you which lender and which loan fits.

Nothing on this page is a loan approval, a denial or a commitment to lend, and it is not tax advice. Each lender sets its own terms and can change them, and the figures above come from sheets dated May 2026. The appraisal sets your home's value, and the lender's guidelines at the time of your application govern.

Common questions

Can I get a HELOC soon after buying a home in Summerville?

Not right away. The credit union I use asks for six months of ownership and uses the lower of the purchase price and the appraised value if you bought more recently. Another lender asks for at least 12 months. A newer purchase also has less equity, which can put the room under the minimum line size.

How much equity do I need for a HELOC in Summerville?

Enough that your first mortgage plus the new line stays under the lender's limit, which is 80% to 95% of the home's value on the credit union's sheet depending on your credit score. The example above works through the Dorchester County median and shows where a recent buyer falls short of the minimum line.

Does it matter which county my Summerville address is in?

It changes your property tax bill, and it does not change the lender's limits. Summerville is mostly in Dorchester County, with parts in Berkeley and Charleston counties, and Nexton and Cane Bay addresses are in Berkeley County. Your county tax record shows which levies apply.

Can I get a HELOC on a Summerville townhome or condo?

Yes, with a condition on condos. The lenders I use lend on townhomes, and a condo has to be warrantable. An appraisal that reports a declining market lowers the combined loan-to-value the credit union allows, so the value the appraiser reaches matters on these homes.

Should I choose a HELOC or a cash-out refinance in Summerville?

It depends on your first mortgage rate and balance. A HELOC leaves the first mortgage alone, and a cash-out refinance replaces it. If your rate is lower than what is available now, a second mortgage may come out ahead. Cash-out refinancing in South Carolina covers the refinance route, and I price both so you can compare.
