What I do
Purchases and pre-approvals, refinances and cash-out, conventional, FHA, VA and jumbo, and self-employed files read the way an underwriter reads them rather than the way a form guesses at them.
As a broker I shop one file across many wholesale lenders instead of selling one institution's product line. That is the whole structural difference, and it is laid out honestly — including where it does not help — in broker versus bank.

The one place that count earns its keep is a move across a state line. The rules genuinely change there — who conducts the closing, which transfer taxes exist, who customarily pays for the owner's title policy — and a client selling in one state while buying in another usually ends up with two lenders who never speak. Where I lend, and what changes in each.
How I work
Rates sit on the homepage with nothing in front of them. No form, no credit pull, no phone number. You can price your own scenario, see the whole rate sheet instead of the one number a lender would rather advertise, and walk away — and the report you build is yours, useful here or with any lender you take it to.
My compensation is one visible fee: 0.85% of the loan amount, paid once at closing and shown as its own line. On a $400,000 loan that is a one-time $3,400. To be exact about it, because the percent sign confuses people — it is not added to your interest rate, and it is identical on every option I show you, so I cannot earn more by steering you toward one of them. Choose a credit-priced rate and the lender credit covers that fee first.
Nothing here pressures anybody. Every tool is optional, every number is an educational estimate rather than a decision about a file, and I will say plainly when somebody is not ready yet, along with what would change that and roughly how long it takes.
