Privacy, in plain English

Most privacy policies are written to protect the company. This one is written so you actually know what happens to what you type. The short version: the tools run in your browser; as you move through the steps, your working numbers are saved to a private session so you don't retype them — tied to a random session, not your name, until you start an application. We don't sell your information. We don't run advertising trackers. And most of what we hold, we delete on a schedule.

What the tools do with your numbers

The calculators do their math right on your device, and you can use every tool on this site without signing up or telling us who you are — no name, no login. As you move through the connected steps, your working numbers are kept so the next tool can use them without making you retype: mostly that memory lives right in your own browser (the rate and best-fit figures never leave your device until you go further).

Two steps also save to a private session on our side so you can pick up on another device: when the income step finishes its calculation, its result and the income details behind it are saved automatically, and the debt step saves when you choose Save & continue. What's saved is the scenario you built — income figures, monthly debts, home value, the credit range you picked, loan details — and, if you talk with Vera, that conversation, so she remembers where you left off. It is still tied to a random session, not to your name, until you start an application. You get a private resume link; whoever holds that link holds the file, so treat it like a key.

This saved progress is convenience memory, not a permanent record: it is deleted about 30 days after you last save something, automatically, every night. (Simply re-reading your report doesn't restart that clock.) Want it gone sooner? Call or email and we'll delete it.

If you start an application

When you press start on an application — and only then, with a consent checkbox you tick yourself — we store your name, email, and phone number along with the scenario you built, and create a contact record in our client-management system so a person can follow up. When you continue into the secure application portal, the formal lending process begins, and with it the federal disclosures and privacy notices that govern real loan files.

Application-start records are kept for 25 months — mirroring the federal record-keeping period for loan applications — and then deleted automatically.

What this site never collects

  • No Social Security numbers, and no dates of birth.
  • No street addresses.
  • No bank logins, account numbers, or documents.
  • No credit pulls — rate estimates use a credit range you choose from a menu. Checking your options here never touches your credit report.

Those things belong to a real loan file inside the secure portal — never to a website form.

Analytics & cookies

We use privacy-respecting page analytics to see which pages help people (visit counts, not identities). No advertising cookies, no cross-site tracking, no data brokers. Your browser may hold your own in-progress numbers locally (that's how a tool remembers your entries between steps) — that data sits on your device and you can clear it any time.

We set one functional cookie. Once you save progress (or come back through a resume link), it holds the key that proves this browser is the one your file belongs to, so your progress can only be read back from this browser. It carries no advertising or tracking value, can't be read by scripts on the page, isn't shared with anyone, and clears itself 30 days after your last visit — or the moment you clear your cookies.

Keeping the doors safe

To protect the site (and the paid services behind it) from abuse, our servers briefly count requests by network address. Those counters are telemetry, not profiles, and are deleted after 48 hours.

Text message (SMS) opt-in

Some tools let you check a box to opt in to a text — for example, the savings-alert tool can text you the one time your refinance numbers cross a target you choose. If you opt in, we collect the mobile number you provide and a record that you consented (with the time you gave it), so we can send that specific alert and honor a later "STOP" request. Checking that box is always optional and never required to use any tool on this site.

Your mobile number and SMS consent are never shared with or sold to any third party or affiliate for their own marketing purposes. They are used only to send the alert you asked for and to honor your opt-out.

Who we share with — and who we don't

The short list: the service providers that run this site (hosting, database, and client-management infrastructure, under their own confidentiality obligations), and — when you choose to apply — C2 Financial Corporation and the wholesale lender working your file. That's it. We never sell your information, and we never hand it to advertisers.

Your choices

  • Use every tool anonymously — saving and applying are always your call.
  • Want saved progress gone sooner than 30 days? Call or email and we'll delete it.
  • Want to know what we hold about you? Ask — we'll show you. If a record is inside its required retention window, we'll tell you when it clears.

Security

Everything travels encrypted (HTTPS). Stored records live in an access-controlled database that the public internet can't query directly, and access is limited to the people working your file.

Children

This site is for adults arranging home financing; it isn't directed to children.

When this page changes

If a tool starts collecting something new, this page changes in the same breath, with a new date at the top.
