Blythewood, SC Homes and Mortgages: The Doko Water Stop, Cobblestone Park and Scout Motors on I-77
Steam engines on the Charlotte and South Carolina Railroad pulled up at a depot called Doko to take on firewood and water. The line opened between Columbia and Charlotte in 1852, and it carried cotton, lumber, produce and turpentine out of the settlement that grew up around the stop, according to a National Register record kept by the National Park Service. There are two stories about the name. One tradition says Doko is a Native American word for "watering place." Another says it comes from an African word meaning "where the iron horse drinks." The settlement became Blythewood around 1877, and the old name lives on at Doko Meadows, the Town's park.
Blythewood, a town on I-77 north of Columbia, grew by about half to roughly 7,200 people between 2020 and 2025, and Scout Motors is building its $2 billion vehicle plant just outside the town limits. The population figures are the Census Bureau's 2025 estimate, and the plant is in the Blythewood Industrial Park in Richland County. I'm Jeff Moran, NMLS #483943, and I've been a mortgage broker since 1996. I'm licensed in South Carolina through C2 Financial Corporation, I work from Bluffton, and I wrote this page for anyone thinking about a home in Blythewood. The Columbia area page already covers Scout's hiring, the new apartments, the 600-home plan on Mount Valley Road and the county tax rates. It also explains how South Carolina taxes the home you live in at 4% of its value instead of 6%. Here I stay with the town itself.
Union troops, a girls' school and a new name around 1877
On February 20, 1865, Union troops destroyed the railroad at Doko, and the line was rebuilt afterward, as Wikipedia's page on Blythewood records. The Blythewood Historical Society still tells that day on its cemetery tour, where a reenactor says, "By Feb. 20, the Yankees were at Doko," as The Voice of Blythewood & Fairfield County reported.
Around 1877 the community took its new name from a private school, the Blythewood Female Institute. The tour script credits Dr. Samuel Wingard Bookhart. In its telling, the Bookhart family built the girls' school on the ground where Cobblestone Park is today, and a teacher suggested naming it for the woods around it. The script is a dramatized history, so I take those details as the town's own story rather than a record.
The General Assembly incorporated the town of Blythewood on December 24, 1879. Irmo, on the other side of the Columbia area, got its charter on Christmas Eve as well, eleven years later, and my Irmo page tells how a radio joke paid for that town's first library.
The Hoffman House and an argument over the oldest home on McNulty Road
Town hall is the Hoffman House, a one-story Greek Revival home with a pedimented porch across its three middle bays. George P. Hoffman, a planter who served as the local postmaster, built it around 1855. It was listed on the National Register on March 27, 1986, and the nomination calls it the oldest building in the present-day town, according to the National Park Service's listing.
Woody Wilson has another candidate. He owns the yellow clapboard home at 110 McNulty Road, and he believes its small center section may date to about 1840, some 15 years before the Hoffman House, going by the home's history and its nails. The larger end additions came later, one of them in 1917. The Voice wrote up his case, and it is his own research rather than an official finding.
McNulty Road and Blythewood Road make up the commercial center the Town's Comprehensive Plan for 2020 to 2030 calls the Town Center District. The newest arrival there is Beer Hunter Southern Grill, which held its grand opening on April 21, 2026 at 135 Blythewood Road. It runs about 6,000 square feet, next to KJ's Market, as the Post and Courier reported.
Doko Meadows Park, the farmers market and the Christmas parade
Doko Meadows Park, at 171 Langford Road, covers about 22 acres by SC Trails' count. A paved half-mile loop splits into a wooded path and a lakeside path, and there is a storybook trail, a pond, a playground and the Palmetto Citizens Amphitheater. The Doko Meadows Park Foundation paid for the amphitheater, which was built in 2017 after council approved the credit union's naming rights in 2016. The Manor at Doko Meadows hosts meetings and weddings, and the Town's Blythewood Farmers Market sets up on the multipurpose field. Richland Library Blythewood, at 218 McNulty Street, is a short walk from the park.
The Town keeps adding land to it. It bought a 36-acre property at Langford and Sandfield roads in 2023 for $2.7 million, along with smaller lots on McLean Road in 2022 and Sandfield Road in 2024. In December 2023 the Town asked for public input on the 37 acres next to the park, and WIS reported that officials had set no timeline for it.
The Town's 29th annual Christmas parade was set for 2 p.m. on Sunday, December 7, 2025, with "Storybook Christmas!" as the theme, according to The Voice's parade notice. The tree lighting has usually come the weekend before. Over the years the park has also hosted Doko Fest, a bluegrass festival put on by the Blythewood Lions Club and the Town, along with a Chamber Octoberfest, Juneteenth events and the Doko Ribfest. I have not seen 2026 dates for these yet, so The Voice is the place to watch for them.
Cobblestone Park, a golf course in Black, Garnet and Gold, and the Haven plan
Cobblestone Park began in the mid-1990s as The University Club, a gated golf community built for University of South Carolina supporters. The 27 holes are a 1995 P.B. Dye design, the three nines are named Black, Garnet and Gold, and USC's men's and women's golf teams train there, as GolfPass describes it. The club struggled as University Park until D.R. Horton took ownership and opened the course to the public. The original clubhouse came down in 2008, and a new one was finished in fall 2014. McConnell Golf later bought the club and renamed it Cobblestone Golf Club. The Post and Courier counts about 1,000 homesites there, right next to the 1,100-acre Scout site. Blythewood is also home to USC's equestrian team.
Longcreek Plantation, another neighborhood with a 29016 address, has named sections that include Longcreek Crescent Lake, Longcreek Heritage Forest and Longcreek Muirfield. I have not confirmed whether Cobblestone or Longcreek is inside the town limits, and the county parcel record will tell you for a specific home.
The newest plan is Haven, from Haven Communities, between Blythebrook Road and Fulmer Road, across from the Ashley Oaks subdivision. It takes in 157.44 acres of unincorporated Richland County and another 60.5 acres inside the Town. The developer cut the county side from 388 homes to 255 and raised the average lot from 7,620 square feet to 14,500. Richland County Council gave it first approval on a 10-1 vote on May 19, 2026, and the Town scheduled its own hearing on the 60.5 acres for later that month, as The Voice reported. I have not seen the final votes, so I treat Haven as a plan for now, with construction expected to start in summer 2028.
Scout Motors, Exit 26 and the roundabout on Blythewood Road
More than 700 robots were installed in Scout's body shop by the end of April 2026, EVWire reported. That tells you the plant is well past the planning stage. It covers about 1,100 acres just outside the town limits, right next to Cobblestone Park. If you are looking at a home in Cobblestone, the plant will be your neighbor, and you can expect construction traffic around it for a while yet.
Scout is also building a $300 million Supplier Park next door, on nearly 200 acres, with a battery assembly building. In February 2026, Scout's CEO said the first supplier, a battery maker, had been chosen, according to the Post and Courier. Once it is up and running, that park will add jobs and truck traffic near town. Before you make an offer close to the site, I would drive those roads at rush hour, keeping in mind that neither the plant nor the supplier park is at full production yet.
SCDOT is building a new I-77 interchange for the plant, Exit 26, with a connector road to US 21. The same project moves part of US 21 for a Norfolk Southern rail spur, adds a railroad bridge over I-77 and widens northbound I-77. Crews broke ground on February 3, 2025, and a WIS report from that day gave summer 2027 for the interchange and its connecting roads. The rail overpass work brought nighttime closures of northbound I-77 between mile markers 24 and 27. If you will drive that stretch every day, SCDOT's Exit 26 project page is where an opening date will show up first.
Exit 27, at Blythewood Road, is the town's own interchange. Richland County's Transportation Penny, a one-cent sales tax that pays for road work, funded a $15.6 million project that widened about 0.8 miles of Blythewood Road, from Syrup Mill Road to the interchange, from two lanes to four. It added a median, shared-use paths and a roundabout at the Cobblestone Park Golf Club entrance. Richland County broke ground in March 2023, and the final paving was scheduled for the end of September 2025. The next projects the Penny pays for in town, on McNulty Road and Creech Road, were scheduled to start in October 2025 and finish in November 2026.
Scout has neighbors in the industrial parks too. The county owns Northpoint Industrial Park, a 340-acre park where Coca-Cola, Constantia, Koyo and Spirax Sarco operate. Xerxes, which makes underground storage tanks, opened its first South Carolina plant on Hobart Road with 80 jobs, as The State's report on AOL described it. Those parks are in Richland County near the town, and I have not confirmed any of them inside the town limits.
Bethel-Hanberry, Blythewood High and the medical park on Red Hawk Way
Blythewood is in Richland School District Two, and the Town's schools page puts two schools inside the town limits: Bethel-Hanberry Elementary on Boney Road and Blythewood High. The same page lists Lake Carolina, Langford and Round Top elementary schools and Blythewood, Kelly Mill and Muller Road middle schools for the area. Blythewood High was expanded from room for 1,600 students to 2,000, with a new two-story building. Attendance lines do change, so please look up Richland Two's current map for the address you are considering.
A historical marker covers the Blythewood School, a public school from about 1890, as the Historical Marker Database lists it. A separate history covers the Bethel school for Black students, from about 1908, and the Blythewood Historical Society & Museum unveiled a Bethel-Hanberry historical marker.
Lexington Health Blythewood Medical Park opened in December 2025 at 230 Red Hawk Way, near the Scout site, in a 21,300-square-foot building that cost $11.5 million. Blythewood Family Medicine opened first, and Lexington Women's Care and Lexington Health Physical Therapy were set to follow in 2026, WIS reported. It is a physician practice with no emergency department, and the Columbia area page lists the emergency rooms for the region.
The 29016 ZIP reaches well past the town limits
The 2020 Census counted 4,772 people in the Town of Blythewood, on 10.63 square miles of land. ZIP code 29016 had about 26,245 people on about 87 square miles, by ZIP-Codes.com's figures, so the ZIP covers about eight times the Town's land. Homes on Cedar Creek Road carry a Blythewood, SC 29016 address, and so does a lot of the land around the Scout site and the industrial parks.
In February 2026, Mayor Sloan Griffin asked whether the Town could annex every unincorporated property in 29016, which could take the town from about 7,000 people to 30,000. At the February 23 council meeting, 14 of the 15 residents who spoke objected. Council members questioned whether it was legal, because annexed land has to touch the town, and no action was taken, as the Post and Courier reported. The town limits have not moved, and the tax district printed on the county tax bill is what tells you whether a home is inside them.
Leaving Fairfield County, and which county a Blythewood home is in today
Blythewood started out in southern Fairfield County. Residents petitioned in 1910 to move into Richland County, and the move took the town and about 10 square miles around it. The Voice's history of the move says the transfer was recorded in 1913, and an oral history quoted there puts the moment "at high noon on Saturday, Aug. 23, 1912." Other records give other years, so about 1913 is the safest way to say it. It took a petition from a third of the area's voters, a two-thirds vote and a bill in the General Assembly.
Land still crosses that county line. Around 2008, about 35 Fairfield County families asked Blythewood to annex roughly 50 acres so they could avoid a county landfill, as The Voice reported. The town spans both counties today, and I have not found a map or a Town statement showing which part is in Fairfield. For any address, the county named on the parcel's tax record is the answer. It does not change the loan limits, because Richland and Fairfield are both counted in the Columbia metro for loan limits. Both counties have the same 2026 limits for conforming loans, the standard loans that Fannie Mae and Freddie Mac buy, and for FHA loans.
A Blythewood tax bill with no town levy
In 2015, The Voice printed the Town's own explanation: "The Town of Blythewood DOES NOT impose a property tax (millage – real estate tax) within the Town. All of the taxes on your tax bill are collected by Richland County." A levy is a property tax charged by one local government, and the SC Association of Counties' 2025 table lists no town levy for Blythewood either. The Town pays its way with business licenses, building permits, hospitality and accommodations taxes and franchise fees. I have not seen a current Town statement, so please ask the county auditor to confirm the levies on the parcel you are considering.
That leaves the county and the school district on the bill. On the Richland side, those are Richland County and Richland Two. The Fairfield County table carries the Fairfield County School District's levies with Fairfield's own county levy. To have the home you live in taxed at 4% of its value, you apply with the county assessor, and the Columbia area page walks through each levy and the application.
Winnsboro water and the sewer on Langford Road
The town that began as a water stop buys its water from another town. The Town of Winnsboro, the Fairfield County seat, owns and runs the water system that serves Blythewood customers. Around 2020, Blythewood's council renewed that agreement for 20 years on a 4-1 vote. The renewal caps Blythewood customers' rates at the lowest rate Winnsboro charges its unincorporated Fairfield customers, and it requires monthly meter reading, as The Voice reported. It also raised the franchise fee Winnsboro pays the Town from 3% to 5% of water sales.
Some of that water starts in Columbia. On August 6, 2012, Columbia began supplying up to 400,000 gallons a day to Winnsboro's Blythewood customers, The Voice reported at the time, and Winnsboro turned down Columbia's $1.4 million bid to buy the Blythewood system. Residents raised water supply again at the August 24, 2026 council meeting about the Scout plant.
Sewer comes from a different place. Richland County Utilities maintains the public sewer mains in its system, and the owner maintains the line from the home to the main. A new connection takes an application, a service agreement and tap fees, which are the one-time charges to connect. The county's sewer FAQ also notes that its service area is not entirely covered by sewer lines. Palmetto Utilities has also built a sewer line along Langford Road, so the county may not be the company that serves a given home. Please ask the seller for a recent water bill and sewer bill, or whether the home is on a septic system, so you know who serves the address before you make an offer.
Kingsley View Road and FEMA's flood map
Homes on Kingsley View Road took on water after several inches of rain from Tropical Storm Debby, and WACH reported that it went down within hours. That is the one documented flood I found in town, and I did not find flood-zone records for Blythewood's creeks or ponds. For a home near a creek or a pond, FEMA's flood map for that parcel shows whether it is in the Special Flood Hazard Area. That is the high-risk zone, where the lender requires flood insurance and the premium goes into your monthly payment. A flood insurance quote on the address before you make your offer gives you the zone and the price together.
Your Blythewood payment, and where to start
A lender adds property taxes, homeowners insurance and any association dues to the principal and interest, then compares that payment with your income. On a Blythewood home, the tax part is the Richland or the Fairfield county levy and the school levies for that side, and I have found no town levy to add. Flood insurance comes in where FEMA's map requires it, and the loan limit is the same on either side of the county line.
Getting pre-approved in South Carolina is where I would start before you write an offer. It tells you what you qualify for with the Richland or Fairfield tax figures and any flood premium for that address already in the picture. With a Blythewood address in hand, you can also see rates and a monthly payment for it on this site, with no credit pull and no account. You choose a rate option, and that selection can change later. If you would rather talk first, you are welcome to call me, and we can go over the Blythewood numbers together.
If you own a business, the self-employed page explains how I read your complete income tax returns, all pages and schedules. If you already own a home in Blythewood, in Cobblestone, Longcreek or near Doko Meadows, refinancing in South Carolina and a cash-out refinance each have their own page, and the South Carolina page covers the attorney closing.
None of this is a loan approval or a commitment to lend, and none of it is tax advice. The Richland County or Fairfield County assessor sets the value and the 4% classification on a parcel, and the Town of Blythewood can confirm whether a parcel is inside its limits.
Common questions
Was Blythewood once part of Fairfield County?
Yes. The town began in southern Fairfield County, and its residents petitioned in 1910 to move into Richland County. The transfer took the town and about 10 square miles with it around 1913. The town still spans both counties, so the parcel's tax record tells you which county a home is in.
Does the Town of Blythewood charge a property tax?
Not in the records I found. The Town said in 2015 that it does not impose a property tax, and the SC Association of Counties' 2025 table lists no town levy for Blythewood. The county and school district levies are on the bill, and the county auditor can confirm the levies on a specific parcel.
Is a Blythewood 29016 address inside the town limits?
Not always. ZIP 29016 covers about eight times the Town's land, including Cedar Creek Road. A February 2026 idea to annex the whole ZIP drew objections and no council action, so the tax district on the county bill is still the way to tell.
Who supplies water in Blythewood, SC?
The Town of Winnsboro owns and runs the water system for Blythewood customers, under a 20-year agreement renewed around 2020, and Columbia has supplied water into that system since 2012. Richland County Utilities runs public sewer in its service area, which does not reach every address, so the seller's bills will show who serves the home.
When will the new I-77 exit for Scout Motors open?
SCDOT broke ground on Exit 26 on February 3, 2025, and WIS reported summer 2027 for the interchange and its connecting roads. I have not seen a confirmed opening date, so SCDOT's project page is the place to check.
Is there a hospital in Blythewood, SC?
Lexington Health Blythewood Medical Park on Red Hawk Way opened in December 2025 with Blythewood Family Medicine. It is a physician practice with no emergency department, and the Columbia area page lists the emergency rooms nearby.
