HELOCs and Home Equity Loans in Simpsonville, SC: What Equity Looks Like on a Newer Home
HELOCs and second mortgages · Simpsonville
City staff told FOX Carolina in April that Simpsonville has grown more than 40% over the past decade. The Census Bureau's own figure, quoted in the City's 2025 comprehensive plan evaluation, was about 28,000 people as of July 2024. A lot of that growth arrived in the last several years, and the people who moved in bought at today's prices with a loan sized close to those prices. If you are one of them and you are wondering whether you have a HELOC's worth of equity yet, the answer depends on arithmetic you can do at the kitchen table.
If you bought your Simpsonville home recently, you may have little room to borrow today, and the sheets for the second-mortgage lenders I work with are specific about why. If you have owned it longer, or you have paid the balance down, a HELOC or a fixed-rate home equity loan lets you borrow against your equity and keep your first mortgage. Either way, I would rather show you the arithmetic than guess.
I'm Jeff Moran, NMLS #483943, a mortgage broker licensed in South Carolina through C2 Financial Corporation, NMLS #135622, and I have been in the mortgage business since 1996. I am licensed across South Carolina and I work by phone, so I am not in Simpsonville. My Simpsonville page covers the city, the Greenville area page covers the region, the South Carolina page covers the state, and the home equity page lays out the ways of using equity side by side. The loan terms below are quoted from the written guideline sheets of two second-mortgage lenders, dated May 2026.
Why a recent purchase has little room
A second mortgage is limited by combined loan-to-value, or CLTV: your first mortgage balance plus the new loan, divided by your home's value. One lender's sheet caps a primary one-unit home at 95% CLTV with a score of 720 or higher, 90% at 680 to 719, and 80% at 640 to 679. That lender's lines start at $25,000, and the fixed-rate loan at the other lender starts at $100,000.
Take the Greenville area page's figure for Simpsonville, a median owner-occupied home value of $299,300 from the Census Bureau's 2024 five-year estimate. It is an owner's own estimate of value, not a sale price, so please read it as a round number. Say a home worth $299,300 carries a first mortgage of $270,000, about what a client who put 10% down owes soon after closing.
| Step | Arithmetic | Result |
|---|---|---|
| First mortgage as a share of value | $270,000 divided by $299,300 | About 90.2% |
| Most the two loans can total at 95% CLTV | $299,300 times 0.95 | $284,335 |
| Room for a second mortgage at 95% | $284,335 minus $270,000 | $14,335 |
| Room at 90% CLTV | $269,370 minus $270,000 | None |
Room of $14,335 is below the $25,000 minimum line, so a client in this position would have nothing to borrow against yet, even with the best score on the sheet. There is nothing wrong with that. It tells you what the next few years of payments are doing: each one lowers the balance, and the balance is the half of the fraction you control.
The same home after the balance comes down
Now suppose the first mortgage balance falls to $230,000, either from years of payments or an extra lump sum.
| Credit score | Maximum CLTV | Most the two loans can total on $299,300 | Room for a second mortgage |
|---|---|---|---|
| 720 or higher | 95% | $284,335 | $54,335 |
| 680 to 719 | 90% | $269,370 | $39,370 |
| 660 to 679 | 80% | $239,440 | $9,440 |
| 640 to 659 | 80% | $239,440 | $9,440 |
At 720 or higher, $54,335 clears the $25,000 minimum line comfortably. At 680 to 719 the room is $39,370, enough for a modest line. At 640 to 679 the room is $9,440, below the minimum, so the equity is there but a line is not yet. The lines are also capped at $200,000 for scores of 660 to 679 and $100,000 for 640 to 659, which does not matter at these amounts.
The same sheet has three rules for a recent purchase. Seasoning is six months: if you bought the home less than six months ago, the lender uses the lower of your purchase price or the appraisal to compute CLTV. The sheet also lists, as a layering risk the underwriter weighs, a property bought in the last 24 months in a market where prices rose more than 15% a year. And a valuation that shows prices falling in the area lowers the maximum CLTV. It is 95% when the valuation shows no decline and 85% for a decline of 1% or less, with deeper declines lower still. None of that is a reason not to ask. It is a reason to run your actual balance and a current valuation before assuming anything.
HELOC or fixed-rate loan
A HELOC is a line of credit you draw from as you need it. On one lender's sheet, the rate is variable and follows the Prime Rate. You draw for 10 years with interest-only payments, then the line moves into a 20-year repayment period. The sheet lists no prepayment penalty. A fixed-rate home equity loan is one lump sum with a payment that does not change. The other lender calls it a closed-end second, with terms of 10, 15, 20 or 30 years and amounts from $100,000 to $750,000, and its HELOC has draw periods of 3, 5 or 10 years with a $125,000 minimum line.
On the first lender's sheet, valuation depends on size: a line under $400,000 is valued with an automated valuation model, and above that a full appraisal is required. If an automated valuation does not support the value, the sheet says the lender may move up to a drive-by, desktop or full appraisal.
Newer subdivisions, the city line and your bill
A Simpsonville address is a mailing area that reaches well past the city. The two Simpsonville ZIP codes cover about 72.75 square miles of land, zip-codes.com shows, and the city is about 9 square miles. A good share of homes with a Simpsonville address are in unincorporated Greenville County, including the Five Forks area and subdivisions near Fork Shoals Road. The parcel record on Greenville County's property search tells you which side of the line your home is on.
It matters to your tax bill. The City adopted its FY2026-27 budget with a 2-mill increase in its tax rate, and its public works fee rose from $167 to $201 a year, the City's adopted budget book shows. A second mortgage does not change those bills, but the payment on both loans has to fit your income. One lender's sheet sets maximum debt ratios of 38% for housing and 43% for total debts below a score of 720, and 43% and 45% at 720 and above. For a HELOC it figures the qualifying payment as principal and interest at the going rate over 20 years, which is higher than the interest-only payment you would make while drawing.
If you run your own business
One lender I use takes 12 or 24 months of bank statements on its HELOC and its fixed-rate second at the same CLTV tiers, with a lower maximum amount when the statements are personal. My self-employed page explains how a business owner's income is read. The other lender asks a self-employed client for two years of signed tax returns with all schedules, or takes bank statements with a 65% maximum CLTV.
Documents to have ready, and the next step
Please send me your most recent mortgage statement for your first mortgage, all pages, and the current declarations page of your homeowners policy. I will tell you what else the lender needs after we talk.
HELOCs and home equity loans are not priced in the Rate & Best Fit tool on this site, so the next step is a call to me. I will go over your balance, your home's likely value and what you want to do with the money, and tell you whether a line makes sense now or whether it is a few payments away. If you are weighing a purchase instead, pre-approval in South Carolina is the place to start.
Nothing on this page is a loan approval, a denial or a commitment to lend, and it is not tax advice. Each lender sets its own terms and can change them, and the figures above are from sheets dated May 2026. The valuation sets your home's value, and the lender's guidelines at the time of your application govern.
Common questions
I bought my Simpsonville home recently. Can I get a HELOC yet?
It depends on your balance against the home's current value. If your first mortgage is close to 90% of the value, there may be no room under the lenders' limits, and one lender's sheet uses the lower of your purchase price or the valuation if you bought within six months. I can run your actual balance and tell you where you stand, and what a few more payments would change.
How much can I borrow with a HELOC in Simpsonville, SC?
One lender's HELOC allows a combined loan-to-value of up to 95% on a primary home at a score of 720 or higher, 90% at 680 to 719 and 80% at 640 to 679. The room is that percentage of your home's value minus your first mortgage balance, and the worked tables above show the arithmetic.
Does a Simpsonville address mean my home is in the city?
No. The mailing area is far larger than the city, and many Simpsonville addresses are in unincorporated Greenville County. The parcel record on the county's property search shows your tax district, and that decides which city and fire levies apply.
Should I choose a HELOC or a fixed-rate home equity loan?
A HELOC suits money you will use in stages, and the rate moves with the Prime Rate. A fixed-rate loan suits a known amount with a payment that never changes, and it starts at a larger amount than the smallest HELOC line. I price both against your first mortgage so you can see the payments side by side.
Can I get a HELOC on a second home or investment property in Simpsonville?
The terms on this page are for a primary home. One lender's sheet lists second homes as eligible with their own limits and investment properties as ineligible. The other lender's sheet lends on second homes and investment properties at lower limits than on a primary home. Please send me the address and how you use the home, and I will tell you what applies.
