Greer, SC: Greer Station, the Mill Villages, the 150th Birthday and What to Check on a Home in Two Counties
The finale was a laser show down Trade Street. Earlier that Saturday, March 28, 2026, downtown Greer had a live radio show, a car show of 1950s and 60s models from Benson Automotive's Memory Lane Museum, and demonstrations of the trades that built the town. The City and the Greer Heritage Museum called it The Big Bash, the big party in a year of 150th-birthday events, at least one every month of 2026. The birthday itself is March 25. On that day in 1876, the General Assembly incorporated a railroad flag stop on James Manning Greer's land, and for the next hundred years the town's name ended in an s.
I'm Jeff Moran, NMLS #483943, a mortgage broker licensed in South Carolina through C2 Financial Corporation, and I have been in the mortgage business since 1996. I work from Bluffton, at the other end of the state, so this page comes from the public record, with the source named beside each fact, and I checked it on October 12, 2026. Greer is a city of about 50,000 people in both Greenville County and Spartanburg County, with a historic downtown called Greer Station on Trade Street and GSP International Airport, the BMW plant and Inland Port Greer at its edges. My page on the Greenville area already covers Greer's census figures, the Greer Memorial expansion, the I-85 widening and the Bonds Career Center replacement. Here I go deeper on the city itself, and then on the homework I would do on any Greer address.
A flag stop on James Manning Greer's land, and the name that lost its s in 1976
A flag stop is a place where the train stops only when somebody flags it down. In 1873 the railroad set one on land James Manning Greer owned, and the stop went by Greer's Depot, then Greer's Station, then Greers. The South Carolina Encyclopedia and the City's own history page tell it the same way: the town was incorporated on March 25, 1876, the s fell away informally over the years, and the name only officially became Greer in 1976. That was also the year Southern Railway tore down the red brick depot to avoid paying property taxes on it.
The second railroad arrived in 1914, when the Piedmont & Northern ran its electric passenger line into town. Its depot at 311 Trade Street had gone up the year before, designed by Charles Christian Hook of Charlotte. The National Park Service listed it on the National Register in 1987 as the last of the line's five original two-story depots still standing, and the City renamed it the Historic Greer Depot in 2017. Greer Station, the name downtown goes by today, comes from the City's 1998 redevelopment plan for the historic blocks. Discover South Carolina calls it a nod to that 1873 flag station.
Trade Street today
The National Park Service listed the Greer Downtown Historic District on September 18, 1997, roughly bounded by Trade, East Poinsett, Randall, Victoria and North Main streets, and widened the boundary in 2019. The district takes in forty historic buildings, most of them two-story brick storefronts from 1910 to 1930. One of them, the Bailes Collins Building, opened in 1928 as a store and held the Greer Heritage Museum from 1995 until 2009, when the museum moved into the former city hall, the museum's own catalog records.
Trade Street Social opened at 315 Trade in June 2025 with a kitchen, a bar, golf simulators, duckpin bowling and an arcade, SC Biz News reported. Blue Ridge Brewing Co. has also reopened, in a new space at 308 Trade, per WSPA.
The apartments beside City Park are new too. Park View Greer opened in June 2025, 257 units in two four-story buildings on 5.29 acres in the middle of Greer Station, SCBIZ reported. It grew out of the roughly $32 million downtown project the City announced with Idea River Development in July 2020, alongside the City's CenterG work on streetscape, lighting and an arts center, Greenville Business Magazine wrote at the time.
That arts center is the Edward R. Driggers Center for the Arts, a church building from 1955 that the City renovated for more than $2.5 million. It opened in September 2019 with classrooms, artists in residence and a 150-seat auditorium, the City's page for it says. City Park itself is 12 acres at 301 East Poinsett Street, with an amphitheater and a gazebo over the pond.
The mills, the villages and the peaches
Greer grew up on four textile mills: Victor, Franklin, Apalache and Greer. A Greer textiles archive dates Victor to 1896 and Franklin to 1900, Apalache's brick mill goes back to 1888, and Greer Mill came in the early 1900s. The state's historic properties record describes Apalache's dam sending power two miles to the Victor Mill in an early General Electric long-distance transmission. Apalache, on the Spartanburg County side, went on the National Register in 2015 with Joseph Sirrine as its architect. The Victor mill village homes once rented from the mill at 25 cents a room, a Greer Heritage Museum photo note says.
Two of those mill sites are now where you can rent an apartment. Lively at Victor Park, at 1000 Village Mill Drive on the 22-acre former Victor Mill site, is 318 apartments with a two-story gym and a pool, built with the South Carolina textile mill tax credit, SC Biz News reported.
Greer Mill Residences, at 300 Connecticut Avenue, is turning the 286,000-square-foot mill into 141 apartments, studios to three bedrooms. Self-Help Credit Union put a $35.4 million loan package behind it in April 2024, Greenville Business Magazine reported. WSPA calls it the City's only surviving textile mill building.
The peaches came by rail. James Paschal Taylor had moved to Greer by 1898 and was the first in the area to plant 500 peach trees, and his son Earle was shipping Greer peaches to northern markets by train in 1920. Earle's packing shed from about 1925 still stands, and the National Park Service listed the Earle R. Taylor House and Peach Packing Shed on the National Register in 2012 as a rare intact Upstate packing shed. The City's history page says that once the Jones Brothers began canning peaches and tomatoes, "the Greer label" reached grocery shelves across the country. Fisher's Orchard is still at it. Ruben and Annie Fisher settled near Greer in 1928, and the family's own history says they shifted to selling fresh peaches locally in 1968.
Freedom Blast, Family Fest, Arts & Eats, the Sunday market and the parade
Freedom Blast is the summer night at City Park, free, and traditionally the Saturday before the Fourth of July. The City's page for the 2026 edition, June 27, listed a skydiving flag show, a kids zone and a military tribute with the 20th Force Support Squadron from Shaw Air Force Base. The closing fireworks are a show the City bills as one of the largest in South Carolina, and this year it was themed to America's 250th and Greer's 150th.
Greer Family Fest runs two days downtown with a main stage, a kids zone and more than 150 vendors, and it now carries Pelham Medical Center's name as title sponsor, SC Living lists. The road closures show you its footprint, Poinsett Street from Main to Line and Trade Street to Moore, from Friday morning until around midnight Saturday, WSPA reported.
Greer Arts & Eats is the Greater Greer Chamber of Commerce's fall festival on Trade Street, free, and its fifth edition ran about 10 a.m. to 8 p.m. with more than 40 food vendors and more than 80 artisans. The organizers of Family Fest and Arts & Eats post each year's dates, so please check with them before you plan a trip around either festival.
The Greer Farmers Market runs Sundays from 11 a.m. to 2 p.m. at City Park, 301 East Poinsett Street. The 2026 season, its eleventh, ran April 26 through October 4, the WNCW community calendar shows, with themed Sunday markets through the winter and a Christmas Festival at the park on December 5 and 6, 2026. It takes EBT. The Greer Relief Christmas Parade starts "near the Clock," as the City puts it, at West Poinsett Street and Memorial Drive. In 2025 it stepped off on Sunday, December 7 at 2:30 p.m., the City's Know Before You Go notice said, with the tree lighting at City Park.
ForGreer: a sports center, a training center and a parking deck
ForGreer is the name the City gave its $100 million building program, four years of projects it announced in March 2024, SC Public Radio reported. If you are looking at a home between SC-14 and South Buncombe Road, the biggest of those projects is going up near you. The Greer Sports & Events Center is a $60 million building of about 200,000 square feet on 26 acres there. Inside it will have nine basketball courts, 18 volleyball courts, a raised track, a fitness center, multi-sport simulators and a wrestling room. Mayor Rick Danner broke ground on Wednesday, August 27, 2025, with Olympian Anna Hall on hand, and the Youth Sports Business Report wrote that the City expects to finish it in early 2027. If you have kids who play basketball or volleyball, a tournament weekend could be a few minutes from your driveway. It is also worth driving the streets around the site at the hour you would be using them, so you know what a game day will feel like from that home.
The same program pays for a Public Safety Training Center on Hood Road, which replaces the old fire training center. The City's July 2025 progress note had it due in spring 2026, and the ForGreer project list adds a five-story, 508-space parking garage on Depot Street downtown. If a home near Hood Road or Depot Street is on your list, the City can tell you where each project stands today.
New homes, and the land the City is adding
The City is adding land as it adds homes. Annexation is how a parcel outside the city limits comes inside them, and in February 2025 Council approved annexing about 5 acres at 770 Brockman McClimon Road for a development of about 163 units, FOX Carolina reported. For you, the practical question on any newer community at the edge of town is whether the land was annexed and the home is inside the city limits today. If it is, the City's millage, its stormwater fee, its trash cart and Greer police and fire come with the address, and so does the impact fee on a new build. Planning and Zoning at (864) 801-2009 can tell you where any annexation stands, and the parcel record shows the tax district.
On the Spartanburg side, in ZIP 29651 near SC-101, Crossing at Abner Creek is selling townhomes and single-family homes on six floor plans. Its listings report a school assignment to the Abner Creek schools in Spartanburg District Five. Please ask the builder for current prices and dues, and check the parcel record to see whether a home there is inside the city limits. The same check applies to the named communities you will hear about. Thornblade is a master plan around an 18-hole Tom Fazio course, Thornbrooke is next to it and to Sugar Creek, Sugar Creek is on the east side in Greenville County, and Pelham Falls has river access and walking trails. Those descriptions come from broker pages, and the parcel record is what tells you whether a given home in any of them is inside the City of Greer.
Wade Hampton Boulevard, a roads sales tax on the Spartanburg side, GSP Airport and the Inland Port
Wade Hampton Boulevard is US-29, and the state's highway department is adding sidewalks, better crosswalks and concrete medians along it between Greenville and Greer. The Greer segment runs from North Dill Avenue to Fleming Drive as part of a $14.5 million first phase, the Post and Courier reported. The Greenville area's regional transportation planning group recorded in its April 13, 2026 minutes that the state expects to put the job out for bids in November 2026.
The two halves of the city pay for their streets differently. Spartanburg County voters passed a one-cent roads sales tax, collected since May 2024 for 577 projects. In October 2025 that money started work in Greer on Broadus Street, Mill Avenue, Will Street, Prince Street, 4th Street and Coldbrook Drive, FOX Carolina reported. Greenville County voters turned down a roads sales tax of their own in 2024, so on the Greenville side the City's own paving list and state projects carry the load. SC-14 is Main Street through town, four lanes to its meeting with Wade Hampton and two lanes beyond, and Poinsett Street downtown carries SC-101 and SC-290.
GSP International Airport began commercial service on October 15, 1962, built by Greenville and Spartanburg counties together. FAA data put it in Greenville County about 3 nautical miles south of Greer, and the City of Greer appoints two members of the Airport Environs Planning Commission, Spartanburg County's page shows. In 2025 the airport passed 3 million passengers for the first time, up about 5.6% over 2024, the Greenville News reported. If the home you are looking at is south of town, the Airport Environs Planning Commission's map shows whether the address is inside the area it plans around the airport. That is worth a look before you decide.
Inland Port Greer is the rail yard where SC Ports moves shipping containers between trains and trucks. SC Ports reported that the yard lifted a container on or off a train 205,523 times in the fiscal year that ended June 30, 2025. That was a record for the yard, up nearly 10% from the year before, and the first time it had passed 200,000 in a single year. SC Ports finished a $55 million expansion in March 2025 that made the container yard about half again as large, and its goal is 300,000 of those lifts a year. Those containers travel by train, so if a home you like is close to the rail line, I would spend some time there at a few different hours before you decide.
BMW's Plant Spartanburg, on SC-101 south of town, is the company's largest plant. A newer and smaller employer is United Composite Materials, a carbon composites maker. It is putting $17.5 million and 50 jobs into its first South Carolina operation at 1446 South Buncombe Road, using the two buildings already there. The Greenville Area Development Corporation announced it on March 19, 2026, with the plant due online in July 2026.
Schools: Greenville County Schools and Spartanburg District Five
Homes on the Greenville County side of Greer are generally in Greenville County Schools, and homes on the Spartanburg County side are generally in Spartanburg County School District Five, which also serves Duncan, Lyman, Reidville and Wellford. The county line and the district line do not match on every street, so the assignment is by address, and the district's own lookup is the one to trust.
Greenville County Schools' campuses here date to a growth spurt. Greer Middle moved to its East Gap Creek Road campus in fall 1999, built alongside the new Riverside Middle. The district's own history of the school ties both to the growth that followed BMW building its plant on the outskirts of Greer in the mid-1990s. Greer High is at 3000 East Gap Creek Road and Blue Ridge High is on Fews Chapel Road. The J. Harley Bonds Career Center at 505 North Main Street, one block off Wade Hampton, serves grades 10 through 12 from Blue Ridge, Eastside, Greer and Riverside high schools, its district profile says.
On the Spartanburg side, District Five voters approved a bond of up to $200 million on November 4, 2025, by 3,795 votes to 963, and the board certified it on November 24, the draft minutes record. It pays for a new middle school to relieve Florence Chapel and Abner Creek middle schools at the south end of the district, and for replacements for Duncan Elementary and Byrnes Freshman Academy. The district said it would bring no tax increase. Abner Creek Middle is at 221 Gin House Road in Greer.
Two hospitals, one from each county's health system
Dr. Frank Woodruff opened his practice in Greer in July 1944, and within a few years he was pushing for a local hospital. The city had to raise $125,000 to match federal Hill-Burton hospital funds, and a bond issue for it passed. The Bennett family donated the land, the Greer Heritage Museum's catalog records, and Dr. Lewis M. Davis helped plan the hospital and served as its chief of staff for years. Today it is Prisma Health Greer Memorial at 830 South Buncombe Road. Prisma Health's $350 million expansion of it, which my Greenville area page describes, breaks down to about $250 million for the hospital and $100 million for the medical office building. Site work was set to begin in fall 2025, FOX Carolina reported.
The one on the Spartanburg side is Pelham Medical Center, 250 Westmoreland Road, part of Spartanburg Regional Healthcare System, with 48 beds, acute care, an emergency center and a medical office building. It opened in 2008 as the Village at Pelham, built so it could grow to 500 beds, Tradeline reported at the time.
The homework starts with the county, and then the city limits
Greer is in two counties, and the City's own stormwater page says so in its own words: residents "in both Greenville County and Spartanburg County" pay the City's stormwater fee. The Census Bureau's county breakdown put 33,211 of the city's residents in the Greenville County part in its 2024 estimate. The Bureau's July 1, 2025 estimate put the whole city at 50,007, up 7.3% in one year. The Post and Courier reported that the growth made Greer the 17th-fastest-growing city of 20,000 or more in the country, and that Greer added more residents that year than any other city in South Carolina.
A Greer mailing address does not tell you whether a home is inside the City of Greer. ZIP 29651 covers about 90 square miles by zip-codes.com's figure, and the whole city is 25.56 square miles, so most of the ground with that ZIP is outside the city. Two ZIPs, 29650 and 29651, carry street delivery, and 29652 is post office boxes only. Downtown spans both of the first two: City Park at 301 East Poinsett Street is 29651, and the library at 505 Pennsylvania Avenue and the Bonds Center are 29650.
So on any Greer address, please pull the parcel record on the county's property search, Greenville County's or Spartanburg County's. The first thing to look at is which county the home is in, since that is whose county taxes you will pay, which school district generally serves it, and when the county next reassesses values for the tax bill. The same record shows the tax district, and that is where you find out whether the home is inside the City of Greer. If it is, the City's millage is on the bill along with its stormwater fee, a new build there pays the City's impact fee, and the address comes with the City's trash cart and Greer police and fire.
The tax bill on a Greer home
A mill is one dollar of tax for every $1,000 of assessed value. On Greenville County's 2025 millage sheet, the City of Greer levies 111.0 mills in its Greenville County tax district. That figure comes from the budget Council passed for the year that began July 1, 2025. The City's pressroom notes that the budget was $58.49 million, the largest in Greer's history, and that Council cut the rate by two mills, from 113 to 111. Council sets the rate again with each year's budget, so the figure on a 2026 bill can be different. On either side of the county line, the actual tax bill on the home you are considering is the number to use.
South Carolina assesses a home you own and live in as your legal residence at 4% of its value, and other real property at 6%. A home taxed at the 4% rate is also exempt from the school operating millage, and the owner has to apply for the rate. Greenville County's deadline is January 15, its Real Property FAQ says. Spartanburg County runs its own application, so on a home over there, please ask the Spartanburg County Assessor for the deadline. A sale also resets the home's taxable value, so your bill will not match the seller's, and my Greenville area page walks through why.
Electric, gas, water and sewer from Greer CPW
Greer is a place where the same city utility sends the electric bill, the gas bill, the water bill and the sewer bill. The Greer Commission of Public Works was created by a citywide vote in 1913, and it began electric, water and wastewater service in 1914 and added natural gas in 1957. An elected three-member board runs it, a 2013 General Assembly resolution honoring its centennial recounts. Its drinking water comes from Lake Cunningham and Lake Robinson, its wastewater goes to the Maple Creek plant, and the Piedmont Municipal Power Agency supplies more than 96% of its wholesale electricity. Its $112 million budget for fiscal 2025 carried no rate increase in any of the four utilities, the eighth year in a row, the American Public Power Association reported. Not every parcel with a Greer address is on CPW for everything, so please confirm the electric and gas provider for the exact address.
Inside the city, Meridian Waste collects garbage weekly from green City-stamped carts under a City contract, with carts out by 7 a.m. and back in by 7:30 p.m. The City's trash page listed an extra cart at $75 and a blue yard-waste cart at a one-time $55 when I checked. Every parcel in the city, in both counties, also pays a Storm Water Service Fee tied to the City's federal and state stormwater permits, its engineering page says. The City can tell you the amount on a given parcel.
On a new home: the City's impact fee and the association dues
The City's impact-fee page lists $5,234 per single-family home, attached or detached, $3,089 per multifamily unit and $3,247 per 1,000 square feet of retail. Council adopted the fees unanimously on October 8, 2024, effective at once, and the builder pays them when building-permit fees are collected, to fund capital projects for fire, police, public works, and parks and recreation. A Cherokee County planning presentation from August 2026, comparing fees around the Upstate, shows Greer's total at the same $5,234. It is a city fee, so it applies on both sides of the county line inside the limits, and it reaches you through the price of the home rather than as a line at closing. On new construction, please ask the builder whether it is already in the price.
Association dues in Greer vary from one community to the next. The dues you will actually pay come from the association's own budget, which can differ from what a listing shows. Please ask for the association's budget and its dues schedule, and whether the developer still controls the association, before you settle on a number. Those dues are part of the monthly payment a lender qualifies you on.
Flood: the South Tyger and the Enoree
Two rivers run near town. The South Tyger River has FEMA-studied flood elevations near SC-14 and SC-414, a 2004 Federal Register notice shows. That notice is old enough that newer maps may have replaced it. Country Club Road Park's 51 acres are beside the Tyger, and Pelham Mill Park on East Phillips Road is on the Enoree River shoals, with a masonry dam and an overlook on the old mill's remains. If the lot you are looking at is near either river or the creeks that feed them, please pull the current FEMA flood map for the property before you assume anything about it. For a home in the Special Flood Hazard Area, the high-risk zone on FEMA's map, the lender requires flood insurance, and that premium is part of your monthly payment. Your insurance agent can tell you the zone and any discount that applies.
From these facts to your monthly payment
The county line inside Greer does not change the loan limits. For 2026 the conforming and FHA limits are the same figures in Greenville County and Spartanburg County, and both are in the box below this article. A conforming loan is one Fannie Mae or Freddie Mac will buy, and the conforming limit caps its size in the county, while the FHA limit caps what FHA will insure there. The City and county mills, the homeowners policy, flood insurance where the zone requires it, and any association dues all land in the monthly payment a lender uses to qualify you. The impact fee reaches you through a new home's price and the size of the loan. The South Carolina page covers attorney closings and the rest of the state's rules.
Once you have a Greer address in mind, please send it over and I will put that parcel's actual tax bill and any dues into the payment we look at together. Getting pre-approved in South Carolina explains what I'll ask you for and what you get back. If you served, and that Shaw Air Force Base tribute at Freedom Blast caught your eye, how VA loans work in South Carolina covers your entitlement, the funding fee and what changes at an attorney closing. If you already own in Greer and want to look at your rate or your equity, refinancing in South Carolina is the place to start. You can run your numbers for a Greer purchase whenever you are ready, with no credit pull and no account, see pricing for your scenario, and choose a rate option. That selection can change later if your plans shift, so pick the one that works best for you today.
Nothing here is a loan approval, a denial or a commitment to lend, and it is not tax advice. The county assessor sets the value on a specific parcel and decides whether it gets the 4% rate, and the City of Greer confirms whether a home is inside its limits, so please confirm both before you rely on them.
Common questions
Does a Greer address mean the home is inside the City of Greer?
No. ZIP 29651 covers more than three times the city's land area, so plenty of homes with a Greer address are outside the city limits. The parcel record on Greenville County's or Spartanburg County's property search shows the tax district, and that is where you see whether the City's levy, its stormwater fee and its impact fee apply.
Which school district serves a home in Greer?
Generally Greenville County Schools on the Greenville County side and Spartanburg County School District Five on the Spartanburg County side, and the assignment is by address rather than by county guess. Greer Middle, Greer High and the Bonds Career Center are Greenville County Schools campuses, and Abner Creek Middle on Gin House Road is District Five. Please confirm the assigned school with the district for any address you are considering.
Who provides electric, gas, water and sewer in Greer?
Greer CPW, the Commission of Public Works, for most in-town parcels, with all four services on one city commission created by a 1913 vote. Its water comes from Lake Cunningham and Lake Robinson. Parcels near the edge of its territory can have a different electric or gas provider, so please confirm the providers for the exact address.
Does Greer charge an impact fee on a new home?
Yes. The City adopted development impact fees on October 8, 2024, with one rate per single-family home and another per multifamily unit, paid by the builder at permit to fund fire, police, public works and parks. It is a city fee, so it applies inside the city limits in both counties, and it reaches you through the home's price rather than as a closing charge. The City's impact-fee page lists the current amounts.
Is there a hospital in Greer?
Greer has two hospitals, one from each county's health system. Prisma Health Greer Memorial on South Buncombe Road, on the Greenville County side, is in the middle of an expansion that adds a tower and a medical office building. Pelham Medical Center on Westmoreland Road, part of Spartanburg Regional, has 48 beds and an emergency center on the Spartanburg County side.
When does the Greer Farmers Market run?
Sundays from 11 a.m. to 2 p.m. at Greer City Park, 301 East Poinsett Street, from late April into early October, with themed Sunday markets through the winter and a Christmas Festival at the park in early December. The 2026 season was the market's eleventh.
