HELOCs and Home Equity Loans in Greer, SC: Borrow Against Your Equity on Either Side of the County Line

HELOCs and second mortgages · Greer

Greer added more residents in 2025 than any other city in South Carolina, the Post and Courier reported, and the Census Bureau's July 2025 estimate put the city at 50,007 people, up 7.3% in a year. Roughly 33,000 lived on the Greenville County side in 2024, by the Bureau's county breakdown, and the rest of the city is in Spartanburg County. A city that grows that fast has a lot of homeowners who bought a few years ago. Some are now looking at a kitchen, a roof, a second bathroom or a college bill. They are asking whether they have to give up their first mortgage to pay for it.

If you own a home in Greer and like your first mortgage, a HELOC or a fixed-rate home equity loan lets you borrow against your equity and leave that first mortgage as it is. The county your home is in does not change the terms. The lenders I work with set their terms from your credit score, your combined loan-to-value and the amount you want, and a Greer address on the Greenville side and one on the Spartanburg side are treated the same way.

I'm Jeff Moran, NMLS #483943, a mortgage broker licensed in South Carolina through C2 Financial Corporation, NMLS #135622, and I have been in the mortgage business since 1996. I am licensed across South Carolina and I work by phone, so I am not in Greer, and I would rather say that plainly than pretend otherwise. The loan terms below come from the written guideline sheets of the second-mortgage lenders I use, dated May 2026, and I quote what the sheets say. My Greer page covers the city itself, and the Greenville area page covers the region. The South Carolina page covers the state. The home equity page puts every way of using equity side by side, including the ones that are not a second mortgage.

What the two kinds of loan are

A HELOC is a line of credit secured by your home. On one lender's sheet the rate is variable, built from the Prime Rate plus a margin that depends on your credit score, your combined loan-to-value, the amount and how you use the home. The sheet gives a 10-year draw period with interest-only payments, then a 20-year repayment period. Lines run from $25,000 to $750,000, the rate has a floor of 4.95% and a lifetime cap of 18%, the rate cannot move more than 2% in a year, and the sheet lists no prepayment penalty.

A fixed-rate home equity loan is one lump sum with a payment that stays the same. Another lender I use calls it a closed-end second, with terms of 10, 15, 20 or 30 years and amounts from $100,000 to $750,000. That lender also offers a HELOC with draw periods of 3, 5 or 10 years, interest-only payments during the draw and a $125,000 minimum line.

Interest only means that if you draw $60,000 and pay only interest, you still owe $60,000 when the draw period ends. That is fine for money you plan to pay back in a few years, and I want you to see it before you sign.

How much equity a Greer home can lend against

Your room comes from your first mortgage balance plus the new loan, divided by what the home is worth. Lenders call that combined loan-to-value, or CLTV, and each one caps it by credit score. On a primary home with one unit, one lender's sheet allows 95% at a score of 720 or higher, 90% at 680 to 719, and 80% at 640 to 679.

The appraised value is what counts, so any median is only a way to show the arithmetic. The Greenville area page reports a median owner-occupied home value in Greer of $288,700, from the Census Bureau's American Community Survey five-year estimate for 2024. That is an owner's own estimate of value, not a sale price, so please treat it as a round number to work with. Suppose a Greer home is worth $288,700 and the first mortgage balance is $180,000.

Credit score Maximum CLTV Most the two loans can total Room for a second mortgage
720 or higher 95% $274,265 $94,265
680 to 719 90% $259,830 $79,830
660 to 679 80% $230,960 $50,960
640 to 659 80% $230,960 $50,960

Now suppose the project costs $60,000. Your CLTV would be $180,000 plus $60,000, which is $240,000, divided by $288,700, or about 83.1%. At 680 or higher that fits. At 640 to 679 the tier stops at 80%, and the most you could borrow in that range is $50,960, so the project would have to shrink or wait while the first mortgage balance comes down. The sheet also caps the line itself at $200,000 for scores of 660 to 679 and at $100,000 for 640 to 659, though neither cap matters at these amounts.

If you need $60,000, you are under the $100,000 minimum on the fixed-rate loan, which means the HELOC is the one that reaches that low. Above $100,000 the fixed-rate loan comes into play, with primary home limits of 75% to 90% CLTV depending on your credit score and the amount. The other lender's HELOC allows 90% CLTV at a score of 760, on amounts up to $500,000.

Paying for improvements in stages

A project rarely costs what it does on the first estimate, and a HELOC lets you draw as the work goes. You pay interest only on what you have drawn during the draw period, so a roof in the spring and a kitchen the next year do not have to be financed on the same day. The fixed-rate loan fits the other case, a single known cost where you want the payment settled from the start.

HELOC Fixed-rate home equity loan
Rate Variable, follows the Prime Rate Fixed for the life of the loan
How you borrow Draw as needed during the draw period One lump sum at closing
Payment Interest only during the draw, then principal and interest The same principal and interest payment every month
Amount $25,000 to $750,000 on one lender's line, $125,000 minimum on the other's $100,000 to $750,000

If you are weighing this against replacing the first mortgage, my South Carolina cash-out page explains that route, and I will price both for you. A second mortgage leaves the first alone, with its own rate and its own payment, which suits you if the first mortgage rate is one you could not get today.

What the two counties change, and what they do not

The loan terms do not change at the county line, but the parcel record still matters to your plans. A Greer mailing address does not tell you whether a home is inside the City of Greer. My Greer page explains why: ZIP 29651 covers about 90 square miles, and the city is about 25.56. The record on Greenville County's or Spartanburg County's property search shows your county and your tax district, and the tax district is where you see whether the City's levy applies. The City of Greer levies 111.0 mills in its Greenville County tax district, on Greenville County's 2025 millage sheet.

A second mortgage does not change any of those bills by itself, but your monthly payment on both loans has to fit your income and your other debts. One lender's sheet sets maximum debt ratios of 38% for housing and 43% for total debts below a score of 720, and 43% and 45% at 720 and above. For a HELOC, that sheet figures the qualifying payment as principal and interest at the going rate over 20 years, not the interest-only payment you would actually pay during the draw.

The sheet also lists what it does not lend on. Investment properties, co-ops, leasehold properties and manufactured homes are not eligible. A 1-unit primary home, a townhouse, a PUD or a warrantable condo is. If your Greer home is a townhome or in a planned community, tell me at the start, because condos have their own rules.

Self-employed Greer homeowners

If you run your own business, one lender takes 12 or 24 months of bank statements on its HELOC and its fixed-rate second, at the same CLTV tiers, with a lower maximum amount when the statements are personal. My self-employed page explains how a business owner's income gets read. The other lender's sheet asks a self-employed client for two years of signed tax returns with all schedules, and accepts one year in specific cases, including a stand-alone line below 65% CLTV. It also has a bank statement option, capped at 65% CLTV, for a client who owns all of the business.

Documents to have ready, and the next step

Please send me your most recent mortgage statement for your first mortgage, all pages, and the current declarations page of your homeowners policy. After we talk through your plans, I will tell you what else the lender needs.

HELOCs and home equity loans are not priced in the Rate & Best Fit tool on this site, so the next step is a call to me. I will go over your first mortgage, your home's likely value and the amount you want, and tell you which lender and which of the two loans fits. If you are buying in Greer instead, pre-approval in South Carolina is the better place to start.

Nothing on this page is a loan approval, a denial or a commitment to lend, and it is not tax advice. Each lender sets its own terms and can change them, and the figures above are from sheets dated May 2026. An appraisal or valuation sets your home's value, and the lender's guidelines at the time of your application govern.

Common questions

Should I choose a HELOC or a home equity loan on my Greer home?

It depends on whether you know the amount. A HELOC suits a project that happens in stages, and the rate moves with the Prime Rate. A fixed-rate home equity loan suits a known cost with a payment that never changes, and it starts at a larger amount than the smallest HELOC line, as the table above shows. I run both against your first mortgage and your timeline so you can see the payments side by side.

Does it matter whether my Greer home is in Greenville County or Spartanburg County?

Not for the loan terms. The lenders look at your credit score, your combined loan-to-value, the amount and how you use the home. The county matters for your tax bill and your school district, and the parcel record on the county's property search shows both.

How much can I borrow with a HELOC in Greer, SC?

One lender's HELOC allows a combined loan-to-value of up to 95% on a primary home with a credit score of 720 or higher. The limit drops to 90% at 680 to 719 and 80% at 640 to 679, and at the lowest scores the line itself has a lower dollar cap. The worked example above shows the arithmetic.

Can a self-employed Greer homeowner get a HELOC or home equity loan?

Yes. One lender I use accepts 12 or 24 months of bank statements, with a lower maximum amount when the statements are personal rather than business. The other asks for signed tax returns, or takes bank statements at a lower CLTV limit. I would go through your file with you and tell you which route fits.

Can I get a HELOC on a second home or investment property in Greer?

The terms on this page are for a primary home. One lender's sheet lists second homes as eligible with their own limits, and investment properties as ineligible. The other lender's sheet lends on second homes and investment properties at lower limits than on a primary home. Please send me the address and how you use the home, and I will tell you what applies.
