HELOCs and Home Equity Loans in Mauldin, SC: Funding Repairs and Renovations on a Home You Already Own

HELOCs and second mortgages · Mauldin

In 1953 a water line from Greenville reached Mauldin, and a newspaper editorial predicted it would make the area a "golden strip" primed for development. By 2000, the South Carolina Encyclopedia says, Mauldin had grown about tenfold since 1960. A home that has stood for decades eventually wants a new roof, new windows, a rebuilt bathroom or a repaired foundation, and that is usually the point where a homeowner starts to ask what the equity can do.

If you own a home in Mauldin and have paid down your first mortgage, a HELOC lets you borrow against your equity as the work happens. A fixed-rate home equity loan gives you one lump sum with a payment that never changes. Either one leaves your first mortgage alone. A home you have owned for years is usually the easy case for these loans, because the first mortgage balance has had time to fall.

I'm Jeff Moran, NMLS #483943, a mortgage broker licensed in South Carolina through C2 Financial Corporation, NMLS #135622, and I have been in the mortgage business since 1996. I am licensed across South Carolina and I work by phone, so I am not in Mauldin. My Mauldin page covers the city, the Greenville area page covers the region, the South Carolina page covers the state, and the home equity page puts the ways of using equity side by side. The terms below are quoted from two second-mortgage lenders' written sheets, dated May 2026.

A renovation draw schedule

The way a HELOC works suits repairs. On one lender's sheet you can draw from the line for 10 years, the payment during that time is interest only, and after that the line moves into a 20-year repayment period. Lines run from $25,000 to $750,000, and the sheet lists no prepayment penalty. Say you draw $25,000 for a roof in the spring and another $30,000 for a bathroom in the fall. You pay interest only on the $25,000 until the fall, and on $55,000 after that. A fixed-rate home equity loan would have charged interest on the whole amount from the day of closing.

The fees on that sheet are an origination fee of $495, a processing fee of $100 and a flood certification fee of $6. The credit report is $87.15 for one person or $174.30 for two. Closing, recording and title or property report costs vary. Those fees are due at closing and are debited from the HELOC. If an appraisal is needed, that fee is due when you apply.

HELOC Fixed-rate home equity loan
Rate Variable, follows the Prime Rate Fixed for the life of the loan
How you borrow Draw as the work happens One lump sum at closing
Payment Interest only during the draw, then principal and interest The same principal and interest payment every month
Amount $25,000 to $750,000 on one lender's line, $125,000 minimum on the other's $100,000 to $750,000

The other lender calls its fixed-rate loan a closed-end second, with terms of 10, 15, 20 or 30 years. That lender's HELOC has draw periods of 3, 5 or 10 years with interest-only payments during the draw.

How much a Mauldin home can support

Your room is the home's value times the lender's maximum combined loan-to-value, or CLTV, minus what you still owe on the first mortgage. One lender's sheet allows 95% on a primary one-unit home at a score of 720 or higher, 90% at 680 to 719, and 80% at 640 to 679. The other lender's fixed-rate second runs from 75% to 90%, depending on credit score and amount.

The Greenville area page reports a median owner-occupied home value in Mauldin of $258,500, from the Census Bureau's 2024 five-year estimate. It is an owner's own estimate of value rather than a sale price, so I am using it only as a round number. Say a longtime homeowner has a home worth $258,500 and owes $120,000.

Credit score Maximum CLTV Total of both loans Room for a second mortgage
720 or higher 95% $245,575 $125,575
680 to 719 90% $232,650 $112,650
640 to 679 80% $206,800 $86,800

A $55,000 renovation would take this client to $175,000 of total debt, or about 67.7% of value. That clears the cap at every score on the table. The line also stays inside the $200,000 limit for scores of 660 to 679 and, if a score is at the bottom of the range, the $100,000 limit for 640 to 659.

The fixed-rate loan has a larger floor. At the 75% end of that lender's range, this home supports $193,875 in total debt, which leaves $73,875 after the $120,000 first mortgage, below that lender's $100,000 minimum. At 90% there is $112,650 of room, which clears it. So for a $55,000 job the HELOC is the one that reaches, and for a $100,000 job the fixed-rate loan comes into play if your score and balance allow the higher tiers. I run both so you can see.

What the sheet needs the home to be

The first lender's sheet lists what is eligible: a primary home of one to four units, a one-unit second home, a PUD, a townhouse or a warrantable condo. It lists co-ops, leasehold properties and manufactured homes as ineligible, and investment properties too. If your home is a manufactured home on its own lot, please tell me at the start, because that sheet will not lend on it.

For valuation, a line under $400,000 on a primary home is valued by an automated valuation model, and above that a full appraisal is required. On a line under $250,000 the sheet calls for a property report, and above $250,000 for title insurance. The sheet also says tax liens have to be paid before or at closing, and it requires zero 30-day mortgage lates in the last 24 months. If you have back taxes or a late payment on your first mortgage, tell me, because those are the first things that change what I can offer.

Before you borrow for an upgrade on E. Butler Road

East Butler Road is where Mauldin's City Hall, Cultural Center and high school are, and it is also the subject of a state road project. The South Carolina Department of Transportation is working on a stretch of about 1.7 miles from North Main Street to the Mauldin Senior Center entrance, with turn lanes and a 10-foot path, at about $17 million. The Greenville area's regional planning group, GPATS, said in a July 13, 2026 packet that right-of-way acquisition was about 96% complete and that funding discussions were ongoing. If your property is on that stretch, please ask SCDOT what its plans mean for your parcel before you spend equity on an addition or a new driveway.

Your mailing address will not tell you whether a home is inside the city. ZIP 29662 covers about 5.5 square miles of land, by zip-codes.com's figures, and the city is about 12 square miles. So homes inside the city can carry Greenville 29607 or Simpsonville 29681 addresses, and some 29662 addresses are outside it. The parcel record on Greenville County's property search tells you your tax district and which fire service area covers you.

If you run your own business

One lender takes 12 or 24 months of bank statements on its HELOC and its fixed-rate second at the same CLTV tiers, with a lower maximum amount when the statements are personal. The first lender's sheet takes bank statements too, with a 65% maximum CLTV and a $500,000 maximum loan, and it requires that the client own 100% of the business and has been self-employed for two years. My self-employed page explains how a business owner's income is read.

Documents to have ready, and the next step

Please send me your most recent mortgage statement for your first mortgage, all pages, and the declarations page of your homeowners policy, and, if the home is in a community with an association, the association's contact. After we talk, I will tell you what else a lender needs.

HELOCs and home equity loans are not priced in the Rate & Best Fit tool on this site, so the next step is a call to me. I will go over your first mortgage, your home's likely value and your project, and tell you which lender and which loan fits. If you would rather replace the first mortgage, my South Carolina cash-out page walks through that route.

Nothing on this page is a loan approval, a denial or a commitment to lend, and it is not tax advice. Each lender sets its own terms and can change them, and the figures above are from sheets dated May 2026. The valuation sets your home's value, and the lender's guidelines at the time of your application govern.

Common questions

Is a HELOC a good way to pay for a roof or a remodel on my Mauldin home?

It fits when the cost comes in stages, because you draw as the work happens and pay interest only on what you have drawn during the draw period. The rate is variable and follows the Prime Rate. If you know the exact cost and want a payment that never changes, the fixed-rate home equity loan fits better.

How much can I borrow with a HELOC in Mauldin, SC?

One lender's HELOC allows a combined loan-to-value of up to 95% on a primary home at a score of 720 or higher, 90% at 680 to 719 and 80% at 640 to 679. Your room is that percentage of your home's value minus your first mortgage balance, and the example above shows the arithmetic.

Does a Mauldin mailing address mean my home is inside the city?

No. Homes inside the city can have Greenville or Simpsonville addresses, and some Mauldin addresses are outside it. The parcel record on Greenville County's property search shows your tax district.

What if my home is a manufactured home?

One lender's sheet lists manufactured homes as ineligible. Please call me with the details, and I will tell you whether any lender I use can lend on it.

Does a second mortgage change my first mortgage rate?

No. A second mortgage is a separate loan behind your first mortgage, with its own rate and its own payment, and the first mortgage stays exactly as it is.
