Travelers Rest, SC: The Drovers' Inns, the Swamp Rabbit Trail, Trailblazer Park and Buying a Home Inside the City Limits
The drovers came over the mountains on foot, pushing hogs, cattle, sheep, mules and horses from Kentucky and Tennessee toward the markets of South Carolina. At the inns along the road, the animals were penned outside for the night and the men got to sleep under a roof. The City's own history says the town took its name from those inns where the drovers rested. One inn from that era is still standing. Aquilla Bradley built the Spring Park Inn around 1820 at the north end of Old Buncombe Road, and today it is a museum the Travelers Rest Historical Society opens for tours.
Travelers Rest is a city of about 7,800 people, by the 2020 Census, at the north end of the Swamp Rabbit Trail in Greenville County, with Main Street, Trailblazer Park and Furman University all inside its city limits. I'm Jeff Moran, NMLS #483943, a mortgage broker licensed in South Carolina through C2 Financial Corporation, and I have been in the mortgage business since 1996. I work from Bluffton, on the coast. Everything on this page comes from the public record, with each source named where I use it, and I checked it all on October 19, 2026. The trail's full run to Greenville and the rest of the Upstate are in my guide to the Greenville area. Here I stay in Travelers Rest, from Main Street out to the homework I would do on a home with a 29690 address.
The Swamp Rabbit was a railroad before it was a trail
The line started in 1888 as the Carolina, Knoxville & Western, meant to link Augusta with Knoxville. It later ran as the Greenville & Northern, mostly hauling freight about 23 miles from Greenville up to River Falls. By July 1890 a newspaper was already describing a trip "on the Swamp Rabbit" to Paris Mountain.
There are at least three stories about the nickname. A historical marker credits riders on picnic outings. A local historian told the Post and Courier that the train bounced like a rabbit on cheap track through swampy land. WLOS says it was named for the swamp rabbits themselves. The sources do not agree on which one is right.
Renfrew Bleachery was the town's first major industry. It started up in the late 1920s making Devonshire cloth and table damask, joined Abney Mills in 1946 and closed in 1988 after about 60 years, as the South Carolina Encyclopedia and the Historical Society tell it. The old mill site is now Millstead, a 13.5-acre campus where Grace Church split a 112,000-square-foot industrial building into a worship center and tenant space.
Main Street came back with the trail
In 2009 the first stretch of the Swamp Rabbit Trail opened on the old rail route, linking Travelers Rest with Furman and Greenville. The Municipal Association of South Carolina ties the town's turnaround to it. The City kept investing downtown and at the places where the trail meets the streets. Joyce McCarrell and her sister Nancy had opened Their Café at Williams Hardware a year earlier, in 2008, while Main Street was being improved and the first trail mile in town was being paved.
A Furman study led by associate professor Julian Reed found businesses along the trail reporting sales increases from 10% to as much as 85%. It put the trail's economic impact at $6.7 million in its third year, according to an American Hospital Association case study. Main Street through downtown is US-276, and the trail crosses it at Center Street and McElhaney Road.
Topsoil Kitchen & Market, at 13 South Main Street, is in a historic building on the trail. Chef Adam Cooke cooks with produce from the restaurant's own 16-acre farm, and the Michelin Guide lists it as a recommendation in its American South guide from November 2025.
At 745 Old Buncombe Road, beside the trail, Compo Hotels and TR Hospitality Group have planned The Station. SCBIZ reported a $14 million boutique hotel with 16 suites and up to about 5,000 square feet of food hall, restaurant and shop space on the ground floor. The Wedge Cottages opened on the same site in 2022 as a test run, and a 2025 report aimed for a summer 2026 opening.
The county library's branch here goes back to November 21, 1961, when it opened in upstairs rooms on Main Street that the Savings and Loan provided. Since September 1996 it has been the Earl W. and Eleanor G. Sargent Branch at 17 Center Street, the Greenville County Library says, with a sculpture by local artist Zan Wells in its reading garden.
Trailblazer Park, on the old high school grounds
Travelers Rest Academy opened in 1883 and grew into the town's high school, and its football team took the name Devildogs in 1950. The 1956 campus served for decades, turned up in the 2008 film Leatherheads and came down in 2011. Its grounds became Trailblazer Park, at 235 Trailblazer Drive.
City Hall and the police department, the fire headquarters, the farmers market and an open-air amphitheater are all on that campus today. The amphitheater's grass terraces hold up to 1,500 people for the free Music in the Park concerts and Movies in the Park nights. The Adventure Park playground beside it has an accessible carousel and swing, a double zipline and a jungle dome. The City's architects at DP3 describe a 14,700-square-foot City Hall that also holds 911 dispatch, the municipal court and a visitor center. The single-story fire headquarters won a national design award at the 2016 FIERO Fire Station Design Symposium.
The Travelers Rest Farmers Market runs at Trailblazer Park on Saturdays from May through September, from 8:30 in the morning until noon, and moves to Thursday evenings in October. Winter pop-ups fall on the second Saturday of January, February and March. The Appalachian Grown listing counts more than 70 vendors and shows that the market takes EBT and SNAP, WIC and senior vouchers.
Every April the park hosts Southern Roots: A BBQ Reunion. The fifth one, on April 11, 2026, brought more than 35 pitmasters and chefs along with the Swamp Rabbit Bluegrass Band. The Greenville Journal reported that the event has raised more than $300,000 since 2022 for IDefine, the Kleefstra Syndrome Foundation.
Dicey Langston, the Spring Park Inn and the town of Athens
On June 26, 2026, during the City's TR250 Celebration Weekend for America's 250th, the town dedicated a life-sized copper statue of Dicey Langston. Langston was 16 when she warned her brother's regiment of a British attack. FOX Carolina reported that local artist Nick Ring made it, and that it stands in a historical corridor just off Main Street near the Spring Park Inn. The statue is the first phase of a heritage garden, and a Charters of Freedom Plaza was planned next for Constitution Day in September.
The inn's late owner, Nell Anderson Gibson, donated it to the Historical Society. A grant from the South Carolina Conservation Bank then placed a conservation easement on the roughly 20 acres around it, and the Post and Courier reported that the land will stay protected from development. The inn went on the National Register in 2019.
The legislature incorporated Travelers Rest in 1891, and two years later residents of the upper section incorporated separately as the town of Athens. Athens Park, at Little Creek and Athens Roads, still carries that name. The spelling changed too. The town began as "Travellers Rest," and postmaster William F. Griffin dropped the second l from the postal stamp in the mid-1940s.
Furman University is inside the city now
Furman's mail still says Greenville, but the campus is in Travelers Rest. The university had a fire-protection arrangement with the Duncan Chapel fire department, and after it ended, the Travelers Rest Fire Department started covering the campus. Furman then asked to be annexed, which is how land outside a city's limits comes inside them. The ordinance took in about 900 acres, including the main campus, the golf course, The Woodlands at Furman and The Vinings at Duncan Chapel, and carried the city limits across Foot Hills Road. The Paladin, Furman's student paper, reported that it made the city about a third bigger.
Poinsett Highway, Tubbs Mountain Road and Pinestone
North Poinsett Highway is the US-25 Connector, and the City rebuilt it from Hawkins Street to Center Street. City Administrator Shannon Herman cited almost 300 collisions there in a decade, FOX Carolina reported in November 2024. The $9.2 million project brought repaving, lighting, pedestrian crossings, stormwater drainage and a path for walking and biking, paid for with federal American Rescue Plan money and the City's capital projects account. The road had its grand reopening on October 1, 2026, so a home off Poinsett Highway now has a rebuilt road, new lighting and that path on the way into town. Around the reopening, WSPA reported that city officials pointed to a mixed-use project with a food hall and a 170-unit apartment community with a path to Tubbs Mountain Road.
Out on Tubbs Mountain Road, Clear Mountain Properties of Greenville is building LIVA Travelers Rest at number 208, with 120 apartments and 32 townhomes. S3 Capital made a $29.75 million construction loan on it in February 2026, Commercial Observer reported. Construction was planned to start in March 2026 with a 20-month build, and reports put completion anywhere from late 2027 into 2028. If you are looking at a home near Tubbs Mountain Road, LIVA is going up nearby.
Pinestone is a planned development of about 40 to 45 acres on the southeastern edge of town, between Main Street and US-25. The plan calls for 100 single-family homes, 250 apartments and 77,000 square feet of commercial space, with a path linking downtown to the trail. TRG Communities of Greenville and Longbranch Development of Spartanburg are the developers, and ASCE's Civil Engineering magazine described it as under construction in March 2024. Listings show homes in its Park North section selling from 2023 through 2025.
Some proposals have gone the other way. The Divine Group asked the City to annex 40 acres on Altamont Road, on Paris Mountain, for a 150-room hotel with a spa and an event lawn. Neighbors filed a legal protest, which meant a supermajority of council had to approve it. The Post and Courier reported that the request was denied on May 5, 2025, and the developer said it still intended to build.
On US-25 itself, SCDOT has proposed safety changes where it meets the US-25 Connector. A separate rural road safety project, with rumble strips, guardrails and wider shoulders, starts at Belvue Road in Travelers Rest and runs about 15 miles toward the North Carolina state line.
North Greenville Hospital and the new Northwest Middle
Prisma Health North Greenville Hospital, at 807 North Main Street, reopened its emergency department on March 27, 2023. It had closed in 2020, when the hospital was used for COVID patients, and before it reopened the nearest emergency room was reported to be 35 minutes away. The reopened department has eight treatment rooms, including a critical-care trauma room, and it is open around the clock. Greenville County put about $13.49 million in one-time federal COVID relief behind it in September 2022, on a commitment to keep the ER open at least seven years, FOX Carolina reported.
Travelers Rest High School is at 301 North Main Street, Gateway Elementary is at 200 Hawkins Road, and Heritage Elementary is at 1592 Geer Highway, about 3 miles northwest of town. Northwest Middle is at 1606 Geer Highway today, in a school that opened in fall 1973. Its replacement is going up on about 30 acres off US-25 near Belvue and Robertson Roads: 150,000 square feet for 1,000 students, about $92.5 million, opening in August 2027, FOX Carolina reported. Greenville County Schools assigns students by address, so the district can tell you which schools serve the exact home.
A 29690 address, and what to check on the home
Every Travelers Rest address uses ZIP code 29690. The site zip-codes.com puts that ZIP at about 105 square miles of land and the city at about 6 of them, so most of the land with a Travelers Rest address is outside the City. Les Mullinax Park, a county paddle launch on the North Saluda River about 11 miles north of downtown, carries a Travelers Rest address too. Furman's annexed land runs the other way, inside the city with Greenville mail. So the first thing I would look up on any home here is the parcel record on Greenville County's property search. It shows the tax district, and that tells you whether the home is inside the City of Travelers Rest.
Inside the city, the City of Travelers Rest adds its own millage on top of the county, school and other levies. A mill is one dollar of tax for every $1,000 of assessed value. The City's current rate is in its rows on the Greenville County Auditor's 2025 millage sheet, and the actual tax bill on the home you are considering shows it best of all.
A home you live in can also get South Carolina's legal-residence rate. The state assesses that home at 4% of its value instead of the 6% used for other property, which lowers the value your tax is figured on by a third. In Greenville County, the 4% rate also comes with a credit that removes the school operating tax. The owner has to apply for it, so you will want to file with Greenville County by January 15, the date that year's tax bill is due without penalty.
On November 3, 2026, voters inside the city decide on a 1% City of Travelers Rest sales tax for eight years. The City estimates it would raise $19.8 million, and at least 20% would go back to homeowners as property-tax credits. The Post and Courier reported that the rest would pay for a splash pad, a skatepark, sidewalks connecting to the Swamp Rabbit Trail and road upgrades. It is a separate question from Greenville County's countywide measure on the same ballot, and Mauldin has its own city vote that day. After November 3, it is worth checking the result before you count on a credit on a Travelers Rest tax bill.
Inside the city, the water comes from Greenville Water. The City's code says Travelers Rest contracted with the Commissioners of Public Works of the City of Greenville to provide water and to bill the water and sewer charges. The City maintains its own sewer collection lines, and ReWa treats the wastewater. ReWa is partway through a $92 million, four-phase Swamp Rabbit Gravity Sewer Upgrade between Greenville and Travelers Rest, running from late 2025 to 2031. For a home outside the city, you will want to confirm the water and sewer providers for that exact parcel.
The Travelers Rest Fire Department covers the city from its headquarters at Trailblazer Park. The unincorporated 29690 area around it is covered by other departments, including Slater-Marietta, Tigerville, Glassy Mountain and North Greenville. Your insurance agent will want to know which department covers the address when you ask for a homeowners quote.
Hurricane Helene dropped about 12 inches of rain on Travelers Rest in September 2024, the Greenville News reported. I did not find a flood finding specific to the town, and the Poinsett Highway rebuild added new stormwater drainage. You can pull the FEMA flood map for the exact parcel, and the Greenville County floodplain office can help you read it. If the home is in the Special Flood Hazard Area, the high-risk zone on FEMA's map, the lender requires flood insurance, and that premium is part of your monthly payment.
No official source publishes association dues for Pinestone or any other Travelers Rest community, so I am not quoting a figure. Please ask for the association's budget and dues schedule, and whether the developer still controls the association, before you settle on a number.
Putting a Travelers Rest home into a monthly payment
Travelers Rest is entirely in Greenville County, so one set of 2026 loan limits applies. That means one conforming limit, the largest loan Fannie Mae and Freddie Mac will buy, and one FHA limit, and both are in the box below this article. The City millage and the property-tax credit from the 1% City sales tax, if voters approve it, both show up in the tax part of your payment. The homeowners policy, flood insurance where the map requires it and any association dues go in too, and a lender uses that whole payment to qualify you. Once you have an address in mind, I would be glad to look at it with you, and I will put that parcel's actual tax bill into the numbers we go over together.
If you would like your financing reviewed before you start touring homes around downtown or in Pinestone, my page on pre-approval in South Carolina lays out how it works. If you already own a home in town, near the trail or out toward Tubbs Mountain Road, and want to look at your rate or your equity, my South Carolina refinance page covers both. Attorney closings and the other statewide rules are on my South Carolina mortgage page.
Whenever you are ready, you can run your numbers for a Travelers Rest purchase with no credit pull and no account. You will see pricing for your scenario and choose a rate option, and that selection can change later if your plans do.
Nothing here is a loan approval, a denial or a commitment to lend, and it is not tax advice. Greenville County's assessor sets the value on a parcel and decides whether it gets the 4% rate, and the City of Travelers Rest confirms its own limits, so it is worth checking with both before you rely on them.
Common questions
Is a home with a Travelers Rest address inside the city limits?
Not always. ZIP 29690 covers about 105 square miles and the city about 6, so most of the land with a Travelers Rest address is outside the City. The parcel record on Greenville County's property search shows the tax district, and that tells you whether City millage, City sewer and the City fire department apply to the home.
Is Furman University in Travelers Rest?
Yes. Furman asked to be annexed after the Travelers Rest Fire Department took over fire coverage of the campus, and its roughly 900 acres came into the city, making it about a third bigger. The university kept its Greenville mailing address, so the parcel record is how you tell where a home near campus belongs.
What is the Travelers Rest penny sales tax vote?
It is a 1% City sales tax for eight years, on the November 3, 2026 ballot for voters inside the city. At least a fifth of the money would go back to homeowners as property-tax credits, and the rest would pay for a splash pad, a skatepark, sidewalks to the Swamp Rabbit Trail and road work. It is separate from Greenville County's countywide measure, and the result will be known after November 3.
Is there an emergency room in Travelers Rest?
Yes. Prisma Health North Greenville Hospital at 807 North Main Street reopened its emergency department on March 27, 2023. It is open around the clock with eight treatment rooms, including a critical-care trauma room, and Greenville County's funding came with a commitment to keep it open at least seven years.
Who provides water and sewer in Travelers Rest?
Inside the city, Greenville Water provides the water under a contract with the City, the City maintains its own sewer collection lines, and ReWa treats the wastewater. For a home outside the city limits, please confirm both providers for the exact parcel.
How did Travelers Rest get its name?
From the inns where drovers rested on the way from Kentucky and Tennessee to South Carolina markets. The City's history mentions an inn run by William Bishop and his wife on what is now US-25, and the Historical Society's president says the Spring Park Inn contributed too. The town began as "Travellers Rest," and a postmaster dropped the second l in the mid-1940s.
