Latitude Margaritaville Hilton Head in Hardeeville: HOA Fees, Closing Costs, Flood Zones and Financing

Cost to own · Hardeeville

Minto's fee page for Latitude Margaritaville Hilton Head is a short one. It shows three columns, one for each kind of home, with a figure carried to the penny under each and a footnote that the fee is shown monthly and collected quarterly. Below that is the list of what the fee pays for, down to the manned gate house and the lawn in front of your own home, and then two lines about money due at closing.

Latitude Margaritaville Hilton Head's 2026 dues are $329.11 a month for a single-family home, $374.56 for a villa and $348.65 for a cottage, billed quarterly, with no community development district fee. At closing the association also collects a one-time contribution to its operating account, covered below. I'm Jeff Moran, NMLS #483943, a mortgage broker licensed in South Carolina through C2 Financial Corporation, and I have been in the mortgage business since 1996. I work from Bluffton, east of the community on US-278. Latitude is inside the City of Hardeeville, in Jasper County, and my page on Hardeeville itself covers the city and its two tax rates. Everything below I read on October 7, 2026.

Latitude Margaritaville Hilton Head HOA fees in 2026, and what they pay for

Minto builds four collections here, and the dues follow the kind of home rather than its price. The Beach and Island Collections are single-family homes, and in 2026 they carry $329.11 a month. The Caribbean Collection villas carry $374.56, and the Conch Collection cottages carry $348.65. The same page says the fees are stated in today's pricing and do not factor in inflation.

Minto's fee page lists what the dues cover for every home. That includes the common areas and their upkeep, the amenities, the nature preserve, the association's common-area insurance, the entry gates and the manned gate house, the master association fees, the common reserves and the landscaping of your own lot. Part of a villa's or cottage's dues is a reserve for a roof and repainting you will not have to pay for on your own, which is one reason those figures run higher. The dues do not list internet, cable, golf or a club fee, and the community's amenity page shows no golf course.

Minto also advertises "No CDD Fees" on its community page and on the fee page. A CDD is a community development district, a special taxing district used in Florida to pay for a community's roads and pipes through a separate line on the property tax bill, year after year. The Hilton Head community has no CDD line, so your tax bill carries the county, school and City of Hardeeville levies and nothing extra for the community's infrastructure. The dues themselves go into the payment I qualify you on, the same as taxes and insurance.

Money due at closing: the working capital contribution and the Foundation fee

Two charges show up on the closing statement. The first is a $100 fee to the Latitude at Hilton Head Foundation, which Minto matches on initial sales. The second is a working capital contribution, which Minto's fee page says is collected at closing "in an amount equal to 1/6 of the Annual Base Assessment". A working capital contribution is a one-time payment that seeds the association's operating account. It is generally not a prepayment of dues. The association's estoppel letter, the statement it issues before a closing saying what is owed on that home, will show the exact figure.

Minto's page gives the fraction but no dollar figure. If the annual base assessment equals the 2026 monthly fee times twelve, my own arithmetic puts the contribution here:

Working capital contribution, estimated from the 2026 monthly fee Single-family Villa Cottage
2026 monthly fee $329.11 $374.56 $348.65
Times 12, the annual base assessment $3,949.32 $4,494.72 $4,183.80
One-sixth, the working capital contribution $658.22 $749.12 $697.30
Plus the Foundation fee $100.00 $100.00 $100.00
Cash to the association at closing, estimated $758.22 $849.12 $797.30

The estoppel or resale certificate carries the exact figure, and I would plan your closing cash from that. Minto's page does not say who pays the contribution on a resale between two owners, so the recorded declaration or the purchase contract decides it.

Minto's prices and the August 2026 resale numbers

Minto's floor plan page, which I read on October 7, 2026, priced the Conch Collection cottages from $319,990 and the Caribbean Collection villas from $363,990. The Beach Collection single-family homes started at $438,990 and the Island Collection at $494,990. The site says prices are approximate and subject to change without notice. On the resale side, the Hilton Head Area REALTORS tracks Latitude Margaritaville as its own area. Its August 2026 report shows a median sale price of $491,500, 18 closings, 127 days on market until sale and 77 homes for sale. Those come from the MLS, the local listing service agents share, and I do not know whether Minto's direct sales from the model center are counted in them.

The $33,500 move-in discount, Minto's lenders and the Acrisure offer

Minto's move-in-soon page carried four homes marked with a $33,500 discount. Under each one, Minto's fine print said "Must utilize Mikkelson Law Firm, LLC and approved lender to receive incentive." One was a Camellia cottage on lot 2383, listed at $362,412 against $395,912 before the discount and shown as ready now. Some completion dates on that page were already in the past on the day I read it, so please confirm any home's price and discount with the sales center.

Minto's financing page names its approved lenders as Acrisure Mortgage, Wells Fargo, TD Bank, US Bank and Huntington. It does not say whether a client may finance with another lender and simply give up the discount. The condition also limits your choice of closing attorney, so look at that firm's fees on the Loan Estimate, the three-page cost form every lender gives you after you apply, before you count the discount as savings.

The fair comparison is two Loan Estimates side by side: the approved lender's, with the discount in the price, and anyone else's without it, on the same loan amount and closing date. A $33,500 discount is large enough that the comparison often favors the approved lender, so I run it on paper rather than guess. If the approved lender's offer comes out ahead on the whole payment and the whole closing statement, I will tell you so. My article on whether to use the builder's lender walks through the method.

The separate Acrisure Mortgage offer is easy to misread as a purchase incentive. Minto's Acrisure page says that if you finance the purchase with Acrisure, Acrisure "will contribute a lender credit up to the amount of closing costs on your future refinance with Acrisure Mortgage if rates drop". So the credit arrives on a second loan, a refinance, and only if that refinance closes with Acrisure within 6 to 24 months after your purchase closing. The fine print excludes prepaid items, prorations, discount points, association fees and mortgage insurance premiums. The page also states that Acrisure Mortgage and Minto Communities "are not affiliated and have no shared ownership" and gives no end date beyond "offer ends soon". Acrisure Mortgage, LLC is NMLS #152859. Read that way, the offer has no value on the day you buy, so I would price the purchase loan on its own merits.

The 55+ rule and what I check in the recorded documents

Minto describes Latitude Margaritaville Hilton Head as a "55+ Active Retirement Community." Federal law sets conditions for housing for older persons. One, in 24 CFR 100.305, is that "at least 80 percent of its occupied units" are "occupied by at least one person 55 years of age or older." The other conditions are a published intent to serve that age group and age verification. That is a rule about the community as a whole rather than a promise about any one household.

The community's own rules are what govern your household: the minimum age for a second occupant, whether anyone under a certain age may live there, how long a younger guest may stay, and the leasing rules. Latitude Hilton Head has not published those online, and no copy of the declaration turned up in any public source I read. So before you write an offer, I get the recorded declaration from the Jasper County Register of Deeds, or the association's current rules, and we read the age and leasing provisions together.

The second thing I check is how the villas and cottages are owned. A home can be fee simple, where you own the lot under it, or part of a condominium regime, where you own the inside of your unit and a share of the whole. The recorded master deed settles it, and the answer changes the loan. Section II.A.8.p of HUD's FHA handbook lets FHA insure a condominium unit in a project on its approved list or through its single-unit approval process, and a conventional loan on a condominium goes through a project review of its own. A fee-simple villa skips all of that. I have not run the HUD or VA project lookups for Latitude, and I would the day a villa or cottage goes on your list. My article on why condos are harder to finance explains what gets checked.

Is Latitude Margaritaville Hilton Head in a flood zone?

Parts of it were mapped in one, and FEMA letters have since removed many of those lots. FEMA's flood map data shows that the Jasper County panels covering the community, 45053C0395D and 45053C0415D, took effect October 18, 2019. On that map, the model center's address and addresses on Spongecake Drive, Parrot Avenue and Summertime Place are in zone X, the minimal-risk zone. FEMA's flood hazard zone layer puts addresses on St. Somewhere Drive, Sandbar Lane, Good Life Way and Cool Breeze Drive in zone AE. Zone AE is a Special Flood Hazard Area, the high-risk zone where a federally backed loan requires flood insurance.

FEMA has changed the map for many of these lots since. Its letter records for the City of Hardeeville list twenty letters issued on Latitude lots between May 2018 and November 2023. Most are Letters of Map Revision based on Fill, called LOMR-Fs, which remove lots from the flood zone after the ground was built up. They cover Phases 1 through 3, 5, 7, 8 and 9A. The streets named in them include St. Somewhere Drive, Sandbar Lane and Cool Breeze Drive, which the map still shades AE. Minto's community plan names Phase 12 as the current release. I found no letter for Phases 4, 6, 10, 11 or 12 in the area I queried, so I do not know their status, and I would not assume they are clear.

FEMA's page on LOMAs and LOMR-Fs puts the lender's position plainly: a LOMA or LOMR-F "eliminates the federal flood insurance purchase requirement as a condition of federal or federally backed financing; however, the mortgage lender retains the prerogative to require flood insurance as a condition of providing financing, regardless of the location of a structure". So on any Latitude lot, the lender's flood determination, the formal lookup done on the exact parcel, should cite the letter's case number where one exists. If the lot is still in zone AE, a flood policy is required and its premium goes into the monthly payment through escrow, the account your lender collects taxes and insurance into each month. My article on buying in a flood zone covers how to get the premium before you write the offer.

Property tax on a Latitude home, and the 4% and 6% rates

Latitude is on the Jasper County side of Hardeeville. A Jasper-side Latitude home pays 219.6 mills at 4% and 373.6 mills at 6% for tax year 2026, and the Hardeeville income page shows the levies behind those totals. A mill is one dollar of tax for every $1,000 of assessed value.

Your assessment rate decides most of the tax bill here. South Carolina assesses the home you own and live in at 4% of its value and any other residential property at 6%. Section 12-37-220(B)(47) of the South Carolina code also exempts a 4% home from school operating millage. A client who moves to Latitude full time and files the legal residence application with the Jasper County Assessor qualifies for the 4% rate. A client who buys a Latitude home while keeping a legal residence in another state pays 6% and the school operating levy on top. The table is an estimate on the August 2026 Latitude median, before the local option sales tax credit, and it leaves out the Rural Fire District's 28.9 mills, which may not apply inside the city.

Estimate: a $491,500 Latitude home, Jasper side At 4%, owner-occupied At 6%, second home
Assessed value $19,660 $29,490
Mills applied 219.6 373.6
Estimated annual tax about $4,317 about $11,017

That gap is the biggest line that changes between two owners of the same model on the same street, and it is decided by where you claim legal residence. My page on FHA loans in Hardeeville walks through the 4% application and what the Assessor asks for. A sale resets the home's value, and a newly built home is assessed at its full value in its first taxed year, so the seller's bill is not your bill.

Using Social Security, a pension or savings to qualify

If you are past your last paycheck, a lender still counts what you live on, and each kind of income has its own paperwork. Under Fannie Mae's Selling Guide on Social Security income, retirement benefits drawn on your own record are documented with the Social Security Administration's award letter, your SSA-1099, your most recent signed federal tax return or proof of current receipt. That income needs no separate proof that it will continue, unless the lender has reason to believe it may not. Because part of Social Security is not taxed, a lender may treat 15% of it as nontaxable and gross that portion up, meaning add 25% to it, because the lender treats it as if it had been taxed. The guide's own example turns a $1,500 benefit into $1,556 of qualifying income.

A pension, an annuity or regular withdrawals from a retirement account are documented with a statement from the payer, an award letter, a bank statement, a tax return, a W-2 or a 1099. For withdrawals from your own accounts, Fannie Mae's Selling Guide on pension and retirement income has the lender document that the income is expected to continue for at least three years from the date you apply. The balances of your 401(k), IRA and Keogh accounts may be combined to show it, as long as you have unrestricted access to the accounts without penalty.

If you are not taking withdrawals yet, Fannie Mae has a separate path that turns eligible retirement and investment assets into a monthly income figure. It applies to a purchase or a limited cash-out refinance of a principal residence or second home. My article on Social Security and retirement income covers the award letter and the gross-up.

Please provide your most recent Social Security award letter, your pension or annuity statements, and your retirement account statements, all pages, even if the last page is intentionally left blank. That is what underwriting will ask for, and having it early lets me show you the price range that fits.

Your homework on a Latitude Margaritaville purchase

  • The association's estoppel or resale certificate, which states the current dues, the working capital contribution on your closing and any assessment on the home.
  • The recorded declaration from the Jasper County Register of Deeds, for the age, occupancy and leasing provisions, and the master deed on a villa or cottage.
  • The FEMA letter case number for the lot, if one exists, and the lender's flood determination on the parcel.
  • Minto's current written incentive for the specific home, with its lender and closing-attorney conditions and its date.
  • Your plan for claiming the home as your legal residence, which decides the 4% or 6% assessment.
  • Your Social Security award letter, pension and annuity statements, and retirement account statements, all pages. Getting pre-approved in South Carolina lists what I will ask you for and what the letter should say.

Once you have a model or an address in mind, I can run the payment with that home's dues, the parcel's tax at the rate you will qualify for, and a flood premium if the lot requires one. You'll see pricing for your scenario, choose a rate option, which you can change later, and the application opens from there. You are also welcome to call me and talk it through first. Nothing on this page is a loan approval, a denial or a commitment to lend, and it is not tax or legal advice. The association's documents govern the dues and the age rule, FEMA's records and the lender's determination govern flood insurance, the Jasper County Assessor decides the assessment rate, and Minto's current written offer governs any incentive.

Common questions

What are the HOA fees at Latitude Margaritaville Hilton Head?

Minto lists the 2026 fee by home type and collects it quarterly: one monthly amount for a single-family home in the Beach and Island Collections, a higher one for a Caribbean Collection villa and one in between for a Conch Collection cottage. The dues section above has the amounts. The villa and cottage figures include a reserve for roof replacement and exterior repainting.

Does Latitude Margaritaville Hilton Head have a CDD fee?

Latitude has no CDD levy. Minto advertises "No CDD Fees," and a community development district is a Florida-style taxing district that would add its own line to the tax bill. The Jasper Rural Fire District's 28.9 mills may or may not reach inside the city; the property's own tax bill is the check.

Is Latitude Margaritaville Hilton Head in a flood zone?

Some streets are in zone AE and others in zone X on the Jasper County map effective October 18, 2019. FEMA issued twenty letters on Latitude lots from 2018 through 2023, and most of them removed lots in Phases 1 through 3, 5, 7, 8 and 9A from the zone. A lender's flood determination on the exact parcel, citing the letter's case number, decides whether a flood policy is required.

Is Latitude Margaritaville Hilton Head a 55+ community?

Minto calls it a "55+ Active Retirement Community." The federal rule at 24 CFR 100.305 requires, among other conditions, that at least 80 percent of occupied units have at least one resident aged 55 or older. The community's recorded declaration sets the household rules, which have not been published online.

Can I use Social Security to qualify for a mortgage in Latitude Margaritaville?

Yes. Under Fannie Mae Selling Guide B3-3.4-15, your award letter, SSA-1099, tax return or proof of receipt documents benefits drawn on your own record. No continuance proof is needed unless the lender has reason to believe the income may stop. Fifteen percent of the benefit may be grossed up by 25%, so a monthly benefit counts for a little under four percent more than the award letter shows.
