Home Purchase Loans in Hardeeville, SC: Which Loan Fits and How to Compare Lenders

Home purchase loans · Hardeeville

At the State of the County Breakfast in March 2026, Hardeeville's city manager, Josh Gruber, told the crowd, as WTOC reported it, that the City is building "about 1,200 to 1,300 new homes each year spread out across the entirety of the city." He expects that pace to hold for the next decade. The Hilton Head Area REALTORS August 2026 report for Hardeeville counts 274 closings on the local listing service from January through August, and 179 homes for sale, up 45.5% from a year earlier. If you are shopping here, you are choosing between a resale with a listing and a home a builder has not finished yet, and the loan has to fit both the home and the seller.

You buy a Hardeeville home with a conventional, FHA, VA or jumbo loan, and the one that fits depends on whether you will live in the home, your down payment, and whether a builder is the seller. I'm Jeff Moran, NMLS #483943, a mortgage broker licensed in South Carolina through C2 Financial Corporation, and I have been in the mortgage business since 1996. I work from Bluffton, east of Hardeeville on US-278. My page on Hardeeville itself covers the city, and the Hilton Head-Bluffton area page covers the region. This page is the short one, and it links to the page that goes deeper on each point. I checked every fact on October 7, 2026, and there is no interest rate on this page.

Six things to know before you buy in Hardeeville

  1. Most builders here have their own mortgage company. The Census Bureau's permit count shows 897 single-family permits in Hardeeville from January through August 2026, so builders are a big part of this market. Most of the builder offers I read tie the incentive to the builder's own mortgage company or a partner, and a few do not say. The new-construction page for Hardeeville has the table, builder by builder.
  2. Your tax rate depends on which side of the county line the home is on. Hardeeville's city limits cross the Jasper-Beaufort county line, and the City charges a different rate on each side. A mill is one dollar of tax for every $1,000 of assessed value. The City's own budget charges 74.6 mills on the Jasper side and 100.2 on the Beaufort side for tax year 2026. The Beaufort County Auditor's millage page lists the Beaufort side of the city as tax district 650. The parcel record on the county's property search shows which side a home is on, and the income page for Hardeeville carries the mills and the tax estimates at 4% and 6%.
  3. Check the flood status of the lot before you fall for the home. FEMA's records for the City list twenty letters of map change on Latitude Margaritaville lots between 2018 and 2023, two of them denied, with a later letter removing the same lots. FEMA's flood map data shows filings still arriving in Hilton Head Lakes in 2026. A LOMR-F is a letter from FEMA that takes land raised with fill out of the high-risk flood zone, and FEMA says a lender may still require flood coverage after one. The Latitude Margaritaville page names the streets and phases.
  4. One company provides the water and sewer. The City says the Beaufort-Jasper Water & Sewer Authority is the only provider inside the city. On a new home, the developer may already have paid part of the Authority's capacity fees, and the Authority's fee schedule says anything still owed has to be paid before service starts.
  5. You have to ask for the 4% tax rate. South Carolina taxes the home you live in at 4% of its value and other homes at 6%. In Jasper County you apply with the Assessor after your deed is recorded and you have moved in, and the Assessor's FAQ explains the steps. The FHA page for Hardeeville walks through that application, and it works the same way on every loan type.
  6. The military bases are a commute, and VA counts the housing allowance by the duty station. The VA Lenders Handbook ties the housing allowance to the duty station. From Hardeeville City Hall it is about 30 miles to the MCAS Beaufort gate, about 29 to Parris Island and about 21 to Hunter Army Airfield, measured with OpenStreetMap routing with no traffic. The VA page for Hardeeville covers the allowance and the funding fee in dollars.

Conventional, FHA, VA or jumbo: which loan fits a Hardeeville purchase

The dollar figures below use Hardeeville's August 2026 median sale of $445,000 as the base, from the Hilton Head Area REALTORS report above, and the arithmetic is my own.

A conventional loan for the home you will live in

Fannie Mae and Freddie Mac buy conventional loans up to the conforming limit. FHFA's 2026 announcement sets that limit at $832,750 for a one-unit home, in Jasper County and in Beaufort County alike.

For a one-unit home you will live in, Fannie Mae's Eligibility Matrix allows a fixed-rate loan up to 97% of value. That is 3% down, $13,350 on the median. Above 95% of value the loan has to be a fixed rate, and it runs through Desktop Underwriter, Fannie Mae's automated underwriting system.

At least one of you also has to be a first-time homebuyer, meaning no ownership interest in a property in the last three years, according to Fannie Mae's rule on purchase transactions. Otherwise the minimum is 5% down, $22,250 on the median.

On a one-unit home you will live in, the whole down payment can be a gift from a relative, with no minimum from your own funds, under Fannie Mae's gift rules. With less than 20% down, $89,000 on the median, the payment carries private mortgage insurance, a monthly premium that protects the lender if the loan is not paid.

FHA, for 3.5% down and a brand-new home

FHA insures the loan rather than buying it, and the minimum down payment is 3.5% with a credit score of 580 or higher, $15,575 on the median. HUD's 2026 limit is $638,250 for a one-unit home on both sides of the city. FHA is for the home you will live in, and it carries its own mortgage insurance. Several Hardeeville builders write their promotions on FHA loans, and the FHA page for Hardeeville reads that fine print, covers the paperwork FHA asks for on a new home, and walks through the 4% filing.

VA, for eligible veterans, service members and surviving spouses

VA requires no down payment, and the VA Lenders Handbook sets no maximum dollar amount for the loan. A service member's housing allowance counts as income, and the Handbook's underwriting chapter says so. The VA page for Hardeeville has the drive times to each base, how VA reads a Hardeeville payment, and who pays no funding fee.

Jumbo, above $832,750

A loan above $832,750 is a jumbo loan. Fannie Mae and Freddie Mac do not buy it, so each lender sets its own terms. Riverton Pointe comes closest among Hardeeville's communities, at a $775,000 August 2026 median on five sales, according to the Hilton Head Area REALTORS Riverton Pointe report. That is still under the limit at any down payment. A conventional loan crosses $832,750 only on a price above about $858,505 with 3% down, $876,579 with 5% down, or $925,278 with 10% down. I price jumbo loans, and the terms come from each lender's own sheet, so I show them to you in writing rather than on this page.

A second home or an investment property

Fannie Mae's definitions decide the loan. A second home is a one-unit home you occupy for some part of the year, that is not a rental property and that no management firm controls, as Fannie Mae defines occupancy types. An investment property is one you own but do not occupy.

Fannie Mae's Eligibility Matrix allows a loan up to 90% of value on a second-home purchase and 85% on a one-unit investment property purchase. That is 10% down, $44,500 on the median, and 15% down, $66,750. On a second home with less than 20% down, 5% has to come from your own funds before a gift can cover the rest. Fannie Mae's gift rules do not allow gift funds on an investment property at all.

Both are taxed at 6% in South Carolina and pay the school operating levy, and the income page puts that gap in dollars. The Latitude Margaritaville page covers a home there bought while your legal residence stays in another state.

The broker's side, and how I compare lenders

I am a mortgage broker, so I do not lend my own money. I send your file to wholesale lenders through C2 Financial Corporation, and I compare their pricing for your scenario. Wholesale lenders are lenders that price loans only through brokers. My compensation is one fee you see on the Loan Estimate, the cost form every lender gives you after you apply. With a builder's mortgage company in the picture, the comparison is two Loan Estimates on the same loan amount and closing date, with the builder's credit on one side. If the builder's loan comes out ahead on the whole payment and the whole closing statement, I will tell you so.

The steps to buying in Hardeeville, in order

  1. Get pre-approved before the model center or the offer. A letter based on reviewed documents is the one a builder's sales office or a listing agent can call me about and get answers. Getting pre-approved in South Carolina lists what I will ask you for and what the letter should say.
  2. Check the address and compare the builder's loan. Please send me the parcel record, the lot's FEMA zone and any letter on it, and the dues sheet or builder fee sheet, and I will run the full payment. If a builder's incentive requires its mortgage company, I run the same loan on the same day and set the two Loan Estimates side by side.
  3. Choose a rate option. You'll see pricing for your scenario, choose a rate option, which you can change later, and the application opens from there.
  4. File for the 4% rate after closing. Once your deed is recorded and you have moved in, you file the legal residence application with the Assessor, and the deadline is the January 15 tax due date, according to the Jasper County Assessor's FAQ.

Once you have a community or an address in mind, I can run the payment with that parcel's tax bill, the dues and a flood premium if the lot requires one. You are welcome to call me and talk it through first. Nothing on this page is a loan approval, a denial or a commitment to lend, and it is not tax or legal advice. The county Assessor decides the assessment rate, FEMA's map and the lender's determination decide flood insurance, and each builder's current written offer governs its incentive.

Common questions

How do I choose a mortgage lender in Hardeeville, SC?

You can ask each lender for a Loan Estimate on the same purchase price, down payment, loan type and closing date. Then you compare the rate with its cost, the lender's fees, any credit, and the whole monthly payment with the Hardeeville tax bill in it. A builder's mortgage company goes through the same comparison with its incentive counted. I am a mortgage broker working from Bluffton, and I run that comparison across wholesale lenders through C2 Financial Corporation.

What is the conforming loan limit in Hardeeville, SC for 2026?

It is the same for a one-unit home in 2026 on both sides of the city, from the FHFA's announcement, and the loan types section above gives the amount. On Hardeeville's median even a 3% down payment stays well inside it.

Can I buy a home in Hardeeville, SC with 3% down?

Yes. On a conventional fixed-rate loan for a one-unit home you will live in, 3% down is the amount in the example above at Hardeeville's August 2026 median, and every dollar of it can be a gift from a relative. The file has to run through Fannie Mae's automated system, and at least one of you has to be a first-time homebuyer under Fannie Mae's definition, which is covered above. The FHA loan several Hardeeville builders advertise starts at 3.5% down, which is a little more at the median.

Can I buy a second home or an investment property in Hardeeville with a conventional loan?

Yes, with a larger down payment than on the home you live in, and South Carolina assesses both at 6% rather than 4%, so the property tax line in the payment is larger than an owner-occupant's on the same home. The income page shows what that does in dollars.

Do I need a jumbo loan to buy a home in Hardeeville?

Only above the conforming limit in the section above. The line is the size of the loan, not the price, so a bigger down payment can bring a higher-priced home back under it and a smaller one can push the same home over it, and above the line the lender's sheet sets its own down payment. I price jumbo loans, and I will show you the terms in writing for your own scenario rather than on this page.

Should I get pre-approved before visiting a model home in Hardeeville?

Yes. A builder's sales office treats a pre-approval letter based on reviewed documents as a serious offer, and it lets you set the builder's loan beside mine on the same day instead of deciding at the model center. Getting pre-approved in South Carolina lists what I will ask you for.
