HELOCs and Home Equity Loans in Chapin, SC: Larger Equity, Lake Homes and the Loan Caps That Decide the Amount

HELOCs and second mortgages · Chapin

On August 11, 2026, Lexington County Council voted to sell land in its Brighton Business and Technology Park to a homebuilder for a plan called Palatin: about 600 homes, a technology incubator, an active-adult section and a library branch. The Cola Daily's report on the plan described the homes as running from the $600,000s to $1 million and up. Thirteen days later the county sued the Town of Chapin over sewer taps for the land, as the Post and Courier reported.

If you own a Chapin home with a lot of equity in it, a HELOC or a fixed-rate home equity loan lets you borrow against that equity and keep your first mortgage, and on a larger home the dollar caps on the lenders' sheets, more than the percentages, decide how much you can take. A home worth a million dollars does not support a million-dollar line, and this page shows why.

I'm Jeff Moran, NMLS #483943, a mortgage broker licensed across South Carolina through C2 Financial Corporation, NMLS #135622, and I have been in the mortgage business since 1996. I work from Bluffton and help Chapin clients by phone and online. My Chapin page covers the town and its sewer question, the Columbia area page covers the region and Lake Murray, and the home equity page compares every way of using equity. The terms below come from two second-mortgage lenders' written sheets, dated May 2026, and I am quoting what they say.

Two limits, not one

Each sheet limits you twice. The first limit is combined loan-to-value, or CLTV: your first mortgage balance plus the new loan, divided by your home's value, capped by credit score. The second is a dollar cap on the loan itself. On a modest home you usually hit the first limit. On a larger one you can hit the second long before you reach the first.

Quorum's sheet shows this clearly. The line can be as high as $750,000, but only when the CLTV is 65% or less. Above 65% CLTV, the cap on the line drops to $500,000 at scores of 680 and up. At 660 to 679, the cap is $200,000, and at 640 to 659 it is $100,000.

A $600,000 Chapin home and a $200,000 line

For the arithmetic I am using $600,000, the low end of the range reported for the Palatin homes. It is a round figure, not an appraisal, and I do not have a sourced median sale price for Chapin. Say your first mortgage balance is $350,000 and you want a $200,000 line.

Step Arithmetic Result
First mortgage plus new line $350,000 + $200,000 $550,000
Divide by the home's value $550,000 / $600,000 about 91.7%

Now the Quorum tiers for a one-unit primary home, showing how much room each score leaves:

Credit score Maximum CLTV Most the two loans can total on $600,000 Room after the $350,000 first mortgage Line cap
720 or higher 95% $570,000 $220,000 $500,000
680 to 719 90% $540,000 $190,000 $500,000
660 to 679 80% $480,000 $130,000 $200,000
640 to 659 80% $480,000 $130,000, held to the cap $100,000

At 720 or higher the $200,000 line fits. At 680 to 719 it is $10,000 over the limit. Below 680 the most you could take is $130,000, or $100,000 at 640 to 659.

Angel Oak's fixed-rate second, which starts at $100,000, tops out at 90% for a primary home, at scores of 720 with loans to $500,000, or at 680 with loans to $400,000. That makes $190,000 the best case on this home, because 90% of $600,000 is $540,000 and the first mortgage takes $350,000. Its HELOC allows 90% only at a score of 760, and 85% at 720 up to $500,000. At 75%, which is where its 680 and 660 tiers stop, this home leaves $100,000, and the HELOC's minimum line is $125,000.

One more point on Quorum. If the valuation on a one-unit primary home reports a declining market, the sheet lowers the maximum CLTV: 95% at 0%, 85% for a decline under 1%, 80% for more than 1% to 5%, 75% for more than 5% to 10% and 65% above 10%. If the report does not state a figure, the cap is 65%.

A $1,000,000 lake home and the caps

Palatin's top end is reported as $1 million and up, so here is a round $1,000,000 home with a $400,000 first mortgage, again as arithmetic and not as an appraisal.

At 720 or higher, Quorum's 95% would allow $950,000 in total, which leaves $550,000. The line cap above 65% CLTV is $500,000, so the sheet stops you there. A $500,000 line makes the total $900,000, or 90%, which needs a score of 680 or higher. For a primary home, Quorum asks for 9 months of reserves on a line over $350,000 and up to $500,000. If you stay at 65% CLTV or less, the total is $650,000 and the line is $250,000.

At the top of Angel Oak's HELOC table, a $500,000 line at 90% needs a score of 760. A $750,000 line carries 75% at 720, which on this home leaves $350,000. So a $500,000 line is possible at the top scores and the amount shrinks quickly below them.

New homes and older homes

If you bought your Chapin home new or recently, the Quorum sheet has a waiting period. It requires 6 months of seasoning, and if you bought less than 6 months ago it uses the lower of the purchase price or the appraisal to figure CLTV. A client who has owned a long time has no waiting period to think about.

Appraisals work the same way on both sheets for larger amounts: Quorum's standard on a line over $400,000 is a full appraisal, and Angel Oak requires a full appraisal on amounts over $400,000 or at CLTV above 80%.

Lake Murray second homes

If your Chapin-area home on the lake is a second home, the sheets allow it at tighter limits. Quorum allows 90% at 680 or higher and 80% at 640 to 679 on a one-unit second home, adds 0.500% to the margin and asks for more reserves. Angel Oak's HELOC tops out at 80% on a second home at a score of 720, with lines to $400,000, and its fixed-rate second at 70%.

If you plan to put the money into a dock or a seawall, any dock, ramp or retaining wall at or below the 360-foot line needs Dominion Energy's written approval first, as Dominion's Lake Murray page states. The permit is a separate step from the loan, so start it early.

South Carolina closing details for a second mortgage

The deed recording fee in S.C. Code § 12-24-10 is, by the Department of Revenue's description, a fee for recording a deed when real estate is transferred, and a second mortgage is not a deed.

What to have ready, and the next step

Please send your latest first mortgage statement, all pages, and the declarations page of your homeowners policy. If the home is on the lake, a flood insurance quote or policy helps. HELOCs and home equity loans are not priced in the Rate & Best Fit tool on this site, so the next step is a call to me. I will go over your balance, your home's likely value and the amount, and tell you which lender and which loan fits. My South Carolina cash-out page covers replacing your first mortgage, and my South Carolina page covers the rest of the state.

Nothing on this page is a loan approval, a denial or a commitment to lend, and it is not tax advice. Each lender sets its own terms and can change them. The figures here are from sheets dated May 2026, and the lender's guidelines at the time of your application govern.

Common questions

How much can I borrow against a Chapin home?

It is the lower of two limits: the combined loan-to-value for your credit score and a dollar cap on the loan. On a larger home the dollar cap often decides, and on one sheet the line drops from a higher cap to a lower one once the combined loan-to-value goes above 65%.

Can I get a HELOC on a Lake Murray second home?

Yes, on the sheets I quote, at tighter limits than a primary home. One sheet allows a one-unit second home at 90% at 680 or higher and 80% at 640 to 679, and the other tops out at 80% with a higher score.

Can I take a HELOC right after buying a new home in Chapin?

One sheet requires 6 months of seasoning and, if you bought less than 6 months ago, uses the lower of the purchase price or the appraisal.

Does the Chapin sewer lawsuit affect my HELOC?

The sheets say nothing about sewer taps. The lawsuit is about new connections for the Brighton land. If you are buying a new home in or near Chapin, please ask the builder whether its tap is approved, and tell me if the answer is unclear.

Does South Carolina charge a tax to record a HELOC?

The state's deed recording fee applies to deeds that transfer real estate, and a second mortgage is not a deed.
