Buying a Home in the Aberdeen, SD Area: The Hub City, Groton, Ipswich, the Lakes and the New Subdivisions
In July 1888 a young shopkeeper named L. Frank Baum opened Baum's Bazaar in Aberdeen, then part of Dakota Territory, let too many customers buy on credit, and watched the store fail. He stayed on to edit the Aberdeen Saturday Pioneer, and the dry Dakota prairie he wrote about in those years became the Kansas of The Wonderful Wizard of Oz, as Smithsonian Magazine tells it. A mile north of town on US-281, Storybook Land inside Wylie Park still keeps a Land of Oz laid out from the 1900 book. The town Baum had landed in was founded as a railroad town. Charles H. Prior, a Milwaukee Road superintendent, picked the site in 1880 as a place where rail lines would meet, and by the turn of the century nine of them came in like the spokes of a wheel. That is where Aberdeen got the name it still goes by, the Hub City.
I'm Jeff Moran, NMLS #483943, a mortgage broker licensed in South Dakota through C2 Financial Corporation, and I have been in the mortgage business since 1996. I wrote this page for anyone thinking about buying a home in the Aberdeen area, which is Brown County and Edmunds County in northeastern South Dakota. Aberdeen is one city with a ring of small towns around it across Brown and Edmunds counties. Its newest subdivisions are going in on the city's north and east sides, and several of them were developed by a local nonprofit rather than a national builder. The Census Bureau calls the two counties a micropolitan area, which is its name for a smaller area built around one city, and together they had 41,522 people in 2024. Everything below comes from public sources, and it was checked in October 2026.
Main Street, Uptown and the parks
Downtown Aberdeen runs along Main Street, and Main Street downtown is one-way. The city council voted 5 to 4 to make Main Street two-way from Railroad Avenue south to Sixth Avenue. Then it rescinded the resolution after community feedback, kept the street one-way and redirected the money to manhole rehabilitation, as Dakota Broadcasting reported. So if you have read that downtown was going two-way, it did not happen. On Main Street you will find the Dacotah Prairie Museum, which is Brown County's museum, and the Capitol Theatre, a restored 1926 theatre with 450 seats where the films and the community theatre season run. Local business coverage also names a second retail district, Uptown Aberdeen, separately from downtown, and new restaurants have been opening in both.
Aberdeen is also where Super 8 Motels began. Ron Rivett and Dennis Brown opened the first one here in 1974 with 60 rooms at $8.88 a night, which is where the name comes from. Hotel Business's timeline records that the 100th Super 8 broke ground in Aberdeen in 1981.
The north side is where the city keeps its biggest park. Wylie Park, at 2300 24th Avenue NW, is about 210 acres with Storybook Land, a campground and a swimming beach on Wylie Lake, which locals still call Lake Minne-Eho. The City of Aberdeen's trail descriptions list the park's 3.35-mile paved loop as the longest stretch in the city's trail system, so if you want a long walk or a bike ride without leaving town, that is the one. Next door, the Brown County Fairgrounds hold the Brown County Fair each August, and the Odde Ice Center there is the city's only indoor sheet of ice. A home on the north side puts you a few minutes from all of it.
On the south side, Melgaard Park and the Kuhnert Arboretum are the walking spots, and the Moccasin Creek Trail runs 1.80 miles along the east side of the creek. The city's outdoor pool, the Aberdeen Aquatic Center on South Dakota Street, held its first cardboard boat races in August 2026. If you have a dog, the city keeps three off-leash areas, at Manor Park, the Aberdeen Nature Area and Moccasin Creek.
Northern State University and its record fall
Northern State University is on South Jay Street in south Aberdeen, and fall 2026 was the largest enrollment in its history, with 3,890 students, as NewsDakota reported on September 11, 2026. If you are moving here for a job at Northern, you are joining a campus that just set its enrollment record. In spring 2026 the university also opened its Business and Health Innovation Center, as Northern State's own announcement describes. It is the new home of the School of Business and a new Bachelor of Science in Nursing program, and the Northern Innovation and Startup Center, supported by Dacotah Bank, is inside it too.
Presentation College, Aberdeen's other college, ended classes after the summer 2023 session and closed on October 31, 2023. Northern State set up a teach-out so Presentation students could finish their degrees, and it covered every major except nursing and radiologic technology, as South Dakota Public Broadcasting reported. Northern then built a nursing program of its own and a building to put it in. If you see Presentation College listed as an employer somewhere, that listing is out of date.
Northern is marking its 125th anniversary in 2026, and its homecoming is Gypsy Days. The 110th Gypsy Day Parade ran on Saturday, September 26, 2026, from North Main Street and Eighth Avenue NE south down Main to 12th Avenue SE, with the 1976 Gypsy royalty back as parade marshals, according to Dakota News Now. If you want live performances, the Jewett Theater on campus carries more than 65 a year, and Dacotah Bank Stadium, finished in fall 2021, is where Northern plays football.
Groton, Warner and the towns around the Hub City
Groton is about 22 miles east of Aberdeen on US-12. Its school district is the one to understand before you compare tax figures, because the Groton Area School District crosses three counties, Brown, Spink and Day, as Ballotpedia records. The city of Groton is in Brown County, but a home with a Groton address out in the district may be in Spink or Day County. The county is what decides who assesses the home and who sends the tax bill. The town has its own pool and city park, the Olive Grove Golf Course is on the east edge of town, and Groton's school bond on the November 3, 2026 ballot is in the schools section below.
Warner is south of Aberdeen on US-281, and if you buy there your children would be in the Warner School District. It had 313 students across three schools, kindergarten through twelfth grade, in 2025-26, according to the federal school directory. The US-281 bridge work between Aberdeen and Warner is in the roads section.
Brown County's other incorporated places are Columbia, Claremont, Frederick, Hecla, Stratford, Verdon and Westport. Near Columbia, Sand Lake National Wildlife Refuge covers 21,498 acres along the James River, which the Civilian Conservation Corps dammed in the late 1930s to create Sand Lake and Mud Lake. The refuge opens its interior roads, including the Wildlife Drive, from April through mid-October, according to its visitor page, and it counts more than 260 bird species and the world's largest breeding colony of Franklin's gulls. If you hunt, pheasant hunting on the refuge itself is allowed only in December and January, weeks after the statewide opener on the third Saturday in October. Travel South Dakota describes Aberdeen as the pheasant-hunting hub of the northeast. Please confirm the current season dates with Game, Fish and Parks before you plan around them.
The lakes, Ipswich and Edmunds County
There are two lake recreation areas close to Aberdeen, one up US-281 and one out US-12. Richmond Lake Recreation Area is about eleven miles northwest of Aberdeen off US-281, and Game, Fish and Parks lists a swimming beach, a boat ramp and campsites there. Mina Lake Recreation Area is about twelve miles west of Aberdeen off US-12, in Edmunds County, on the 800-acre Mina Lake, with a campground, swimming, boating and fishing. There is a market for lake lots at Mina. If you are buying a lake home there to use on weekends and in the summer, the loan is a second-home loan, and it has its own down payment and qualifying rules. So if Mina Lake is the plan, please bring that up with me early, and we will build your numbers around the right program from the start.
Ipswich is the Edmunds County seat, about 26 miles west of Aberdeen on US-12, with 928 people at the 2020 census and its own public school district. Edmunds County's towns are Bowdle, Hosmer, Ipswich, Mina and Roscoe, and the whole county had about 4,000 people at the 2020 census. In Bowdle, the Bowdle Healthcare Center is a critical access hospital, meaning a small rural hospital with a federal designation that keeps emergency care close to home. It combines a clinic, a home health agency and a skilled nursing facility in one building, and it serves Edmunds, Potter and Walworth counties.
New home builders and subdivisions in Aberdeen
In Aberdeen the largest residential developer is a nonprofit. Homes Are Possible, Inc., or HAPI, dates to 1999 and has helped more than 350 families in northeast South Dakota buy a home, according to South Dakota News Watch. It restores older homes, and it buys lots where aging homes or trailers had to come down and builds replacements on them. It also buys land and puts in the streets, water and sewer so that it and private builders can build there. It has completed two subdivisions and is working on a third, aiming at nearly 600 new homes in all, and it has built more than 70 of those infill homes in established neighborhoods. Part of how the cost comes down is tax increment financing, where the new property taxes a development generates are used to pay back the cost of its own streets and pipes. So a new home in Aberdeen may be on a HAPI lot even when a private builder built the home, and the builder can tell you.
HAPI's largest project is the Dakota Street subdivision, on nearly 60 acres at 3030 North Dakota Street, about a mile north of the North Dakota Street and Fairgrounds Road intersection. Northern Electric Cooperative's announcement describes 81 lots in the first phase and another 81 homes in the second, with the first phase expected to take more than two years to develop. The land is in Northern Electric Cooperative's service territory, so the electric bill on a home there comes from the cooperative. If you are comparing two new-construction lots in Aberdeen, it is worth asking who sends the electric bill to each one.
State money is what puts many of these lots on the ground. The state's housing infrastructure program list, updated June 30, 2026, shows grants paying for the streets and utilities under HAPI's 2nd North Subdivision, 18 single-family lots and 4 twin-home lots, and under Pine Haven Estates on the east side. Pine Haven is on Kettering Drive, 12th Avenue and North Lancelot Drive, east of the Heritage Estates subdivision, and its grant covers 90 single-family lots and 32 multifamily units. The large excavation at Pine Haven is going to be a pond, as Aberdeen Insider explained. The same list shows a state loan for 11 new HAPI infill homes. Other subdivisions in the city council's records include Heritage Estates, Dakota Estates Third Subdivision, Flatland Estates, Prairiewood and Wylie.
The City of Aberdeen Housing Study Update of July 2024 found that Aberdeen added about 146 new housing units a year from 2010 through 2023, and about 92 a year over 2018 through 2023. Market-rate rental vacancy was 2.5% to 3.0% in 2024. So the city is building fewer homes a year than it was, and the rentals are close to full. I found no permit cap, no building moratorium and no residential impact fee for Aberdeen or Brown County. The limit on how much more the city can build is its water and sewer capacity, and the city is spending on both. The wastewater treatment plant is being expanded, and Aberdeen Insider reported that the work will likely be done in stages. The water treatment plant is being redesigned to meet new state and federal limits on PFAS, a group of long-lasting industrial chemicals. The water and sewer bill on an Aberdeen home helps pay for that work, and the address section below says where to find the current rates.
Aberdeen's employers and industries
If you are moving here for a job, it is worth knowing a few of the employers by name. 3M's Aberdeen plant makes N-95 respirators, and in November 2020 the company added more than 100 employees there, as Dakota News Now covered. AGP opened a soybean processing plant here on July 17, 2019, and World-Grain says it buys its beans from farms within about 100 miles and runs around the clock. DemKota Ranch Beef, headquartered in Aberdeen since 2015, runs the beef plant, and the South Dakota Department of Labor hosted a hiring event for it in July 2026. Beyond the plants, Aberdeen's two health systems, Northern State University and the BNSF rail yard employ people here too. If your move is for a new job at any of them, I will want to understand the job up front, because it can affect the income documents we need and the timing of your loan.
Smack Pet Food, a Canadian maker of dog and cat food, opened its first U.S. plant here in November 2025 in the west industrial park, as Hub City Radio reported. The Aberdeen Industrial Park is also expanding, with federal money for its streets and utilities announced in April 2026, as Dakota News Now reported.
A lot of the income in this area comes from farming, ranching, trucking and the businesses that serve those plants, and that income gets documented differently from a salary. Self-employed mortgages in South Dakota walks through how I read tax returns for a business owner, and it is a conversation worth having before you set a price range.
If you fly for work, Aberdeen Regional Airport had one airline and one destination as of August 2026: Delta Connection, operated by SkyWest, twice a day to Minneapolis-St. Paul.
The road work you will drive through
If you will commute into Aberdeen from Warner, the US-281 twin bridges at mile marker 187.6 have been the project in your way. Crews finished the first half of the north set in July 2026 and shifted traffic onto it, then worked the second half of both bridges. The South Dakota Department of Transportation's project page carries the completion date and the current traffic pattern.
Inside the city, the project you will feel is on US-12. The department's 2026 to 2029 construction program for the Aberdeen region, in its project listing, schedules a traffic-adaptive signal system through Aberdeen for 2027, meaning the lights retime themselves to the traffic that is there. The same year it replaces the US-12 bridge over Moccasin Creek, 2.4 miles east of US-281. If you are looking at homes along US-12 on the east side, that bridge job is in your commute for a season. Further out, the list puts a new US-281 bridge over the Elm River, 3.7 miles south of South Dakota Highway 10, in 2028. It puts resurfacing of US-12 from Ipswich to Aberdeen in 2029, so an Ipswich commute gets a smoother road at the end of the decade. A tentative 2027 to 2030 program went before the Transportation Commission in June 2026 and may move those years, so please check the current listing before you count on one. Main Street downtown stays one-way, as the downtown section explains.
Schools: Aberdeen's building work and Groton's November bond
If you are buying inside Aberdeen, your children would be in the Aberdeen School District, which has about 4,200 students. It runs one high school, Central, two middle schools, Holgate and Simmons, and six elementary schools. The construction project to know about is the Holgate Middle School renovation, which went out to bid in September 2026. The district is paying for its building work without asking voters for a bond. Its audited financial statements for the year ended June 30, 2025, filed with the state's Department of Legislative Audit, show the borrowing as capital outlay certificates, which the board repays out of its regular building budget. I found no bond election for the Aberdeen district, so there is no Aberdeen school vote on your calendar. The Groton Area School District is the one asking voters for a bond.
If you are buying in the Groton Area School District, there is a vote on November 3, 2026 that could change your tax bill. The district is asking voters to approve $26,000,000 in bonds for new space, renovation of existing space and demolition of a 1934-era section of the middle and high school building. KELOLAND reported that, if it passes, the estimated tax increase is $1.10 per $1,000 of taxable valuation, for a term of up to 30 years. A levy is a tax rate, and South Dakota states it in dollars for every $1,000 of a home's taxable value, so that bond levy would add about $110 a year for every $100,000 of taxable value. Construction would begin in spring or summer 2027 and run about 27 months. Please check the outcome of the vote before you count on either answer. If the bond passes, that levy becomes a line on the tax bill of every property in the district, and since the district reaches into Spink and Day counties, the county that bills you depends on the address.
The owner-occupied classification, which the property tax section below explains, lowers the school general fund levy on the home you live in. The general fund levy is the one that pays for running the schools, and Brown County's own words say the reduction applies to that levy. Nothing I found confirms that the reduction also reaches a bond levy. In South Dakota the county official who sets home values for tax purposes is called the Director of Equalization. Before you build your monthly payment around the seller's old bill, please confirm with that office how a bond levy would apply to your address.
The Warner School District and the Ipswich Public School District serve their own towns, as the sections above describe.
Hospitals: Avera, Sanford and the center in Bowdle
Aberdeen has two health systems. Avera St. Luke's Hospital is at 721 1st Avenue SE, and it has finished a behavioral health expansion. Avera's own news release describes moving inpatient behavioral health into remodeled space on the hospital's fourth floor, going from 10 beds to 18, with room for a gym, activities and therapy groups. Sanford Aberdeen Medical Center is the second system in the city. In Edmunds County, the Bowdle Healthcare Center described above is the critical access hospital for the west end of the area.
Three things to check on an address before you compare homes
The area is two counties, Brown County with Aberdeen as its seat and Edmunds County with Ipswich as its seat. The Director of Equalization I mentioned in the schools section is the county official who values your home for taxes and takes your owner-occupied application, and Brown County's page labels that office the assessor as well. The Brown County Treasurer, at 25 Market Street, Suite 2, in Aberdeen, collects the tax for the county, the city, the school districts and the other levying districts in one bill.
Three things are worth checking on any address before you compare it with another:
- The county and the school district. A Groton address can be in Brown, Spink or Day County, and the school district and the county are two different maps. The county's property records and the district's own boundary answer both for a specific address.
- Who sends the electric bill. HAPI's Dakota Street subdivision is in Northern Electric Cooperative's service territory, so a new home there is served by the cooperative. For any new-construction lot, the builder and the utility can tell you which one serves it.
- Water and sewer rates. Aberdeen's water and wastewater plants are both in the middle of major upgrades, and water rate increases were planned for 2025 and 2026 to pay for state financing of the work, as Aberdeen Insider reported. The current rate schedule is on the city's site, and it belongs in your monthly budget beside the mortgage payment.
Property tax on an Aberdeen-area home
South Dakota taxes a home you live in at a lower school levy than other property, and only after you ask for it. Brown County's Equalization office puts it this way: "Each property owner in South Dakota is allowed one property that they may claim as an occupied property, which would receive a reduction to the school general fund mill levy. This reduction does require an application." The "mill levy" in that quote is the tax rate, stated in dollars for every $1,000 of taxable value, the same way the Groton bond levy above is stated. The application goes to the Director of Equalization by March 15. It turns on owning and occupying the home on November 1 of the prior year, under the rules on the South Dakota Department of Revenue's property tax page. So if you close on an Aberdeen home in December and move in afterward, it is worth asking Brown County right away how the classification works for your next tax year, because the November 1 test has already passed.
The tax bill on a parcel here is a sum of several lines: the county levy, the city or township levy, the school levy, any rural fire, library or water district levy, and any special assessment. There is no single "Brown County property tax rate," so the reliable way to compare a home in Aberdeen with one in Groton or Ipswich is to put the two actual tax bills side by side. If the seller had the owner-occupied classification and you have not yet filed for it, an escrow estimate built from the seller's bill can come in low for your first year. I explain how a purchase changes a tax bill in plain terms in what happens to your property taxes after you buy.
Assessment notices go out on or before March 1 each year. An appeal to the local board of equalization has to be made before the third Monday in March, and an appeal to the Brown County Board of Equalization by April 1, according to the county's Equalization office. An appeal asks whether the county's value for your home is accurate, which is a different question from whether the tax is too high.
The school line is also changing statewide. In the 2026 session the Legislature passed Senate Bill 245 and House Bill 1051, as South Dakota News Watch summarized. They cut the school general levy on the home you live in, with the state paying a larger share of school funding to make up the difference. So your first full year's tax bill may look different from the seller's, and the county can tell you what the current levies are. South Dakota's real estate transfer fee is paid by the seller under state law, South Dakota Codified Laws 43-4-21, and the South Dakota page covers that along with the rest of the state's closing rules.
Moccasin Creek, the levee and ice jams
Moccasin Creek begins just north of Aberdeen and flows south through the city into the James River. It is also the name of a major street and the site of the US-12 bridge project above. The City of Aberdeen's floodplain management page says the city's Engineering Department maintains the city levee, which keeps large portions of Aberdeen out of the regulated floodplain. The city takes part in the National Flood Insurance Program, which is what makes a federal flood insurance policy available on a home here. If the home you are looking at is in the regulated floodplain and you plan any construction on it, the city requires a Floodplain Development Permit first.
Flooding here comes from ice on the rivers in late winter and spring. In April 2019 the U.S. Geological Survey's water alert focused on the confluence of the James and Elm rivers near Aberdeen, with increased breakout flow from the Elm into Moccasin Creek while the rivers were jammed with ice. That is the mechanism to keep in mind when you look at a property near the creek or the rivers. For a property in FEMA's high-risk flood area, called the Special Flood Hazard Area, the lender will require flood insurance, and that premium becomes part of your monthly payment. FEMA's Map Service Center shows the current map for any address, and that is the place to check.
Hail, the roof and the homeowners insurance quote
Hail is what drives homeowners insurance on the northern plains, so the quote on an Aberdeen home turns on the roof. Two things on the quote to look at are the age of the roof, and whether the carrier settles a roof claim at replacement cost or at actual cash value, which subtracts depreciation. A policy here may also carry a wind and hail deductible stated as a percentage of the dwelling coverage rather than a flat dollar amount. Please read that line on any policy you are quoted, and ask the agent to say it in dollars. You will want a quote on the specific home early, because the premium is part of the payment a lender qualifies you on, and a roof that needs replacing can change both the quote and the inspection conversation.
Your mortgage payment and timeline in the Aberdeen area
In 2024, lenders made 367 home purchase loans in the Aberdeen area, according to federal mortgage data, and 301 of them were for homes the clients would live in. Of the 367, 64 were FHA loans, insured by the Federal Housing Administration, and 33 were VA loans, backed by the Department of Veterans Affairs. If you are a veteran, how VA loans work in South Dakota covers entitlement, the funding fee and the state's property tax exemption for disabled veterans.
Both counties share the same 2026 conforming and FHA loan limits, shown in the box below this article. The conforming limit is the largest loan Fannie Mae and Freddie Mac will buy in a county, and a loan above it is called a jumbo loan. Conforming versus jumbo loans explains what changes when a loan crosses that limit.
The county and school levies, the homeowners insurance with its hail deductible, any flood insurance, and the water bill are all part of the monthly cost. We look at that cost together when we figure out what you qualify for and, separately, what you are comfortable paying. Two dates belong on your calendar as well: the March 15 owner-occupied filing with the county, and, if you are buying in the Groton district, the November 3 bond vote. Pre-approval in South Dakota covers what the letter is based on and what I will ask you for. If you are weighing northeastern South Dakota against the other side of the state, the Rapid City area page covers the Black Hills the same way this one covers the Hub City.
Once you're ready, you can run your numbers for an Aberdeen-area purchase: rates for your scenario and South Dakota closing costs, with no credit pull and no account. Choose the option that works best for you, and the application opens from there.
Nothing here is a loan approval, a denial or a commitment to lend, and it is not tax advice. The value the county uses for a specific parcel, and whether it gets the owner-occupied classification, are set by Brown County's or Edmunds County's Director of Equalization, so please confirm them with the county office.
Common questions
Why is Aberdeen, South Dakota called the Hub City?
Charles H. Prior, a Milwaukee Road superintendent, founded Aberdeen in 1880 as a place where rail lines would meet, and by about 1900 nine railroad lines came into town like the spokes of a wheel. One railroad remains today, BNSF Railway, which runs about eight trains a day through the yard here, according to Railway Age. The local radio station still calls itself Hub City Radio.
Is Main Street in downtown Aberdeen one-way or two-way?
It is one-way. The city council voted 5 to 4 to convert Main Street to two-way traffic from Railroad Avenue south to Sixth Avenue, then rescinded that resolution after community feedback and kept the street one-way, moving the money to manhole rehabilitation instead.
Who is building new homes in Aberdeen, SD?
The largest residential developer in Aberdeen is Homes Are Possible, Inc., a local nonprofit that dates to 1999 and develops subdivisions, builds infill homes on cleared lots and restores older homes. Its Dakota Street subdivision on the north side is its largest, and private builders also build on the lots it develops. Pine Haven Estates on the east side is the other large project under way, and both were helped by state housing infrastructure grants.
What is the Groton school bond on the November 3, 2026 ballot?
The Groton Area School District is asking voters to approve bonds for new space, renovation and the demolition of a 1934-era section of the middle and high school building. Construction is planned to start in spring or summer 2027 and run about 27 months. If it passes, a bond levy is added to the tax bill of every property in the district for up to 30 years. The district crosses Brown, Spink and Day counties, so the county that bills a Groton-area home depends on the address.
Do I have to apply for the owner-occupied property tax classification in Brown County?
Yes, you do. You apply to the Brown County Director of Equalization by March 15, and the classification turns on owning and occupying the home on November 1 of the prior year. It reduces the school general fund levy on your home. If you close late in the year, it is worth asking the county right away how the timing affects your next bill.
Does Aberdeen flood?
The city maintains a levee that keeps large portions of Aberdeen out of the regulated floodplain, and Moccasin Creek runs south through the city into the James River. The local flood mechanism is ice jams on the James and Elm rivers in late winter and spring, which can push water into Moccasin Creek. FEMA's current map for a specific address is the place to check whether flood insurance is required on a home you are considering.
