"What Do I Sign and Bring on Closing Day, and When Is the Final Walk-Through?"
By Jeff Moran, NMLS #483943 · October 16, 2026
You have an appointment on the calendar and a move to plan. Before that day arrives, I'd want you to know what the appointment covers, what you're expected to bring and which questions still need an answer.
Confirm the closing office's bring list and funding instructions, review the documents before signing, and arrange the final walk-through and possession details with your real estate agent.
I'm Jeff Moran, a mortgage broker in Bluffton, South Carolina, originating since 1996, licensed in fifteen states, NMLS #483943, through C2 Financial Corporation.
What should I bring to my mortgage closing?
I'd confirm the list with the office handling your closing. The CFPB's closing checklist prompts you to ask who will conduct the closing and what you need to bring, and to review your Closing Disclosure ahead of the appointment. Your office needs to confirm the identification, signers, location, time and payment method for your transaction.
I'd keep the documents you've reviewed, your questions and the contact information for your lender and agent together. Please also confirm how you'll receive your completed closing package.
The contract-to-closing overview helps place the appointment beside the other work. If an item is still unresolved, I'd rather discuss it before you're at the signing table.
Review the documents and any changed figures
For mortgages covered by the rule, CFPB guidance on the Closing Disclosure requires receipt at least three business days before consummation. Consummation is when you become obligated on the loan under applicable state law. Please have the lender and closing office confirm the timing for your transaction.
I'd compare the loan amount, rate, payment and cash to close with the figures you've been reviewing. The closing estimate comparison guide helps organize questions about changes. If a revised disclosure arrives, please ask whether the change affects the timing rather than assume every revision starts the same waiting period.
The CFPB's guide to closing forms identifies the promissory note, mortgage or security instrument, and initial escrow disclosure among documents to understand. The note contains your repayment promise; the security instrument gives the lender rights in the property if you don't meet the agreement. Please have anything unclear explained before signing.
Keep signing, funding and possession clear
In my South Carolina practice, I've described my preference this way:
When I can, I like to have my client sign somewhere around 3 days or so before they're actually supposed to close.
That's my scheduling preference, not a deadline for every transaction. Your closing office confirms the actual signing and funding arrangements. The disclosure waiting period has its own requirements and isn't established by my preferred appointment schedule.
Please verify the final funds amount and destination directly with that office through a trusted contact method. The CFPB's closing scam guidance recommends verification using a previously agreed phone number. Please confirm receipt too, rather than rely only on your bank's sending confirmation.
Arrange the final walk-through with your agent
The CFPB's closing guidance recommends a final walk-through before closing to check agreed repairs and items the seller agreed to leave. Please discuss any unresolved concern with your agent before completing the transaction.
I'd also confirm the possession arrangements, keys, remotes and access. A signing appointment alone doesn't answer when you're entitled to move in. Your contract and its dates need their own review.
An invented appointment check
This example is invented to illustrate preparation.
You have a signing appointment and ask the office whether it also marks completion of the closing. You confirm the funding deadline, arrange the walk-through with your agent and learn when keys will be released. You can then plan the move around those answers.
Common questions
Do I always receive the keys when I sign?
Please confirm the possession terms and completion arrangements with your agent and closing office. Signing, funding and release of keys need to be clear for your actual transaction.
What if a closing figure is different from what I expected?
Please ask the lender or closing office to explain it before signing. The closing cost guide helps identify the charges, while your documents supply the actual figures.
Is Jeff's early-signing preference the same as the disclosure waiting period?
No. My South Carolina scheduling preference describes how I like to prepare. The Closing Disclosure rule has separate timing requirements that the lender and closing office must confirm.
What should I organize immediately afterward?
I'd keep your completed documents, first payment instructions and unresolved follow-up tasks together. The after-closing guide puts those next steps in one place.
Please confirm the appointment details and bring list with the closing office, and bring me any financing questions before you're ready to sign.
