DSCR Loans for Rental Property Investors

Say you own a rental property that brings in $1,000 a month in rent and costs $800 a month to carry. On a DSCR loan, that $1,000 divided by $800 is the number your loan is built around, and nobody asks for your tax returns, your pay stubs or your employer. Luxury Mortgage's Simple Access guide, dated July 31, 2026, puts it plainly: "No income or employment is verified for this product," and "No DTI is developed," which means no debt-to-income ratio is calculated.

A DSCR loan lets you buy or refinance a rental property by qualifying on the rent the property earns compared with its monthly cost, instead of on your personal income from your tax returns.

I'm Jeff Moran, NMLS #483943, a mortgage broker with C2 Financial Corporation in Bluffton, South Carolina, originating since 1996. The terms on this page come from one of my wholesale lenders, Luxury Mortgage, in its Simple Access guide (version 9.2, revised July 31, 2026). Other lenders set their own terms, so I use this as a clear example of how these loans are built and then compare lenders on your file.

How is DSCR calculated?

DSCR stands for debt service coverage ratio. According to the Luxury Mortgage guide, you divide the monthly rent by the monthly PITIA of the property. PITIA is the principal and interest on the loan, plus property taxes, homeowners insurance and any association dues, all based on the payment the loan would carry.

The guide's own examples show how it works. Rent of $1,000 against PITIA of $800 gives a DSCR of 1.25, which qualifies. Rent of $800 against PITIA of $1,000 gives 0.80, which does not qualify without extra conditions (more on that below). The lender calculates the ratio to the decimal and does not round it up, so 0.99 stays 0.99.

How does the lender count the rent?

Luxury Mortgage's guide sets the rent differently depending on whether you are buying or refinancing and whether the property is rented.

  • A vacant property you are buying: the lender uses the full market rent that the appraiser estimates from similar rentals nearby. No lease is needed.
  • A property you are buying with a tenant in place: the lender uses whichever is lower, the market rent or the rent in the lease.
  • A refinance: the lender uses the lower of the current lease or the appraiser's market rent. A lease that has rolled over to month-to-month is acceptable.
  • A property rented below market: the lender can use the market rent if the lease ends within 12 months, the unit is not under rent control, and you sign a statement that you intend to raise the rent to market.

Short-term rentals, meaning stays of less than six months, have their own rules in the guide. You show that the property is listed on a short-term rental site, that the municipality allows short-term rentals and that the market supports them. On a purchase, the lender uses the lower of a 12-month income statement or 90% of a third-party estimate of the market rent.

On a refinance, the lender takes 25% off the rent for vacancy, which means time the property is empty between guests. Either way, the DSCR must be at least 1.0, and the maximum loan-to-value drops 5 percentage points below the usual limit. Loan-to-value, or LTV, is the loan amount divided by the property's value.

What are the main limits on a DSCR loan?

The loan-to-value limits depend on your credit score, the loan size and the DSCR together, so the table shows the headline limits from the Luxury Mortgage guide. I give you the exact row for your file when we talk.

Item Luxury Mortgage guide, July 31, 2026
Minimum DSCR 1.000 for most files. The grid goes down to 0.75 with a higher credit score, a lower loan-to-value and extra reserves
Occupancy Investment property only
Loan amount $150,000 minimum, $4,000,000 maximum
Credit score The grid for 1-4 unit properties starts at 620 when the DSCR is 1.00 or higher, and at 660 below 1.00
Loan-to-value Up to 80% on a purchase or a rate-and-term refinance (a refinance that does not take cash out) at the higher scores and smaller loan amounts. Up to 75% on a cash-out refinance
Reserves Savings left after closing, counted in months of PITIA: 6 months up to $1,000,000, 9 months from $1,000,000 to $3,000,000, and 18 months from $3,000,000 to $4,000,000. Add 6 more months when the DSCR is below 1.0
Reserves on your other properties None required
Prepayment penalty Available on investment properties, with terms of 1 to 5 years

What happens if the rent does not cover the payment?

Some files still work. The 0.80 property in the example above is not eligible on its own. The Luxury Mortgage guide makes it eligible when the loan-to-value is 75% or less, your credit score is 680 or higher and you have 6 additional months of PITIA in reserves. Anything below 0.75 is not eligible, and DSCR levels between 0.75 and 1.0 may carry higher pricing.

What credit score do you need for a DSCR loan?

On the Luxury Mortgage grid for properties with one to four units, the maximum loan-to-value goes up as your credit score goes up and goes down as the loan gets larger. A purchase or rate-and-term refinance with a DSCR of 1.00 or higher can reach 80%. A cash-out refinance reaches 75% at its best row.

A cash-out refinance means you borrow more than you owe and keep the difference. The guide puts no limit on the cash you take out up to 65% loan-to-value, and a $1,000,000 limit on cash out above that.

Other limits from the same guide apply to the property itself:

  • Properties with two to four units, and condos that meet Fannie Mae and Freddie Mac project standards (called warrantable condos), top out at 80%.
  • Condos that fall outside those standards have a lower maximum loan-to-value and a pricing adjustment.
  • Rural properties of up to 10 acres top out at 75% with a DSCR of at least 1.0.
  • Loans above $2,500,000 need a prepayment term of at least three years.

Do you need to be an experienced landlord?

The Luxury Mortgage guide asks for a 12-month history of owning and managing rental properties for at least one person on the loan, unless the DSCR is above 1.0. Newer investors can skip that history on a purchase if they meet four conditions. They have a 680 credit score, no housing payment more than 30 days late in the past 12 months, and no mortgage forbearance (a pause granted on mortgage payments) with a missed payment in that time. They also own their current home.

The guide also expects everyone on the loan to own a primary residence or an investment property. An underwriter can waive that for someone who is not a first-time home buyer.

Properties of 5 to 10 units have stricter rules in the same guide. They need a DSCR of at least 1.15 and 9 to 12 months of reserves, they exclude first-time investors, and the title must be held in an LLC, partnership or corporation with a full personal guarantee.

Can you buy a rental property in an LLC?

Yes, the Luxury Mortgage guide accepts LLCs in all lending areas for investment properties. At least one member of the LLC has to qualify and guarantee the loan, and the people on the loan must together own at least 50% of the LLC. An LLC can have no more than four members, and each must be an individual. An LLC formed in another state has to register in the state where the property is.

The lender asks for the articles of organization, the operating agreement and a certificate of good standing dated within 60 days of the note date. The people on the loan still sign the note individually.

How does a prepayment penalty work?

A prepayment penalty is a fee for paying the loan off early. The Luxury Mortgage guide allows one on an investment property where state and federal law permit it, with terms of 1 to 5 years, and a longer term affects pricing. The penalty equals six months of interest on whatever you pay off in a 12-month period beyond 20% of the original loan balance.

The loan has to be for business purposes. A cash-out refinance whose proceeds pay off personal debt, or an investment property that a family member will live in, counts as a personal-purpose loan and cannot carry a penalty. New Jersey and Pennsylvania have additional restrictions.

Is a DSCR loan right for you?

A DSCR loan is built for an investor whose tax returns show far less income than the properties actually earn, and for a growing investor who does not want each new purchase measured against last year's returns. It also suits anyone who wants to buy in an LLC.

Pricing is set file by file from your credit score, loan-to-value, DSCR, loan size and prepayment term, so you will not find a DSCR rate in my online rate tool. If you are comparing your options, conventional financing on an investment property is worth checking, and a bank statement loan works from your deposits if you are self-employed. The wider menu is on the non-QM loans page, and you can compare programs in which mortgage fits you. The case for using a broker who can compare several lenders is on its own page.

Talk it through with me

When you're ready, please call me at 843-765-0000 to talk it through. Calls are welcome whether or not you have started an application. If you tell me about the property, the rent and what you plan to do with it, I can tell you which of my lenders looks like the best match.

Nothing here is a loan approval, a denial, or a commitment to lend. The terms above come from one lender's guide dated July 31, 2026, they change, and they differ from lender to lender.

Common questions

Does a DSCR loan require tax returns?

Not for your income. The Luxury Mortgage guide says no income or employment is verified and no debt-to-income ratio is calculated. The lender still looks at your credit, your savings for reserves and the property.

Can I use a DSCR loan on my own home?

No. DSCR loans are for investment properties, not for a home you will live in.

What credit score do I need for a DSCR loan?

It depends on the loan size and loan-to-value. The lender's grid starts at 620 when the DSCR is 1.00 or higher, and higher scores allow higher loan-to-value and larger loans.

Can a DSCR loan work if the rent does not cover the payment?

Sometimes. The Luxury Mortgage guide allows a DSCR between 0.75 and 1.0 with a higher credit score, a lower loan-to-value and 6 additional months of reserves. Below 0.75 it is not eligible.

Can I use short-term rental income?

On properties with one to four units, yes, with documentation and a lower maximum loan-to-value. The guide does not allow short-term rent for properties with five to ten units.

Is there a prepayment penalty on a DSCR loan?

Often yes on an investment property, where the law allows it. The terms run from 1 to 5 years, and a longer term affects pricing. We would choose the term together before you commit.
