Estimate

What will it cost to close on a home in your town?

A lender does not have to send you a Loan Estimate, the closing-cost form, until you apply with the address of the home you are buying. If that home is already under contract, the price is set, the offer is in, and the number is whatever it is.

Pick a town, enter a price and a down payment, and your estimate is here now, line by line, with my fee as its own dollar line, from the same closing-cost engine behind my rate tool.

The towns in the list are the ones I have written about for home buyers. For a home anywhere else in the 15 states I am licensed in, pick the state. Conventional and VA are priced here; for FHA or anything else, call me and I will work it out with you.

What this number is, and what it is not

It is the charges for making the loan and closing it in that town: lender processing, the required services, title and closing, recording and the government taxes and fees that fall to the buyer, and my fee, one time, in dollars. It is not your cash to close. Your down payment, the homeowners insurance and property tax set aside at closing, and the appraisal and credit report paid before closing are all on top of it. Why a national calculator gives a different number explains where the state rules come in, and whether the seller can pay your closing costs explains the part that can be negotiated.

Every amount comes from a source on file: a fee schedule, a vendor’s price list, a state statute, or, for a few third-party charges, a market estimate. When a charge in a county is not sourced yet, the page says so instead of guessing. It is an estimate for planning, not a Loan Estimate, and it does not approve or deny anyone.
