"I Pay Rent to a Private Landlord. How Do I Prove It for a Mortgage, and for How Many Months?"

By Jeff Moran, NMLS #483943 · November 3, 2026

For three years you have paid your rent the same way. On the first of the month you write a check to the retired couple who own your townhome, and you drop it through the slot in their front door on your way to work. They have never sent you a statement, a receipt or a portal login. None of those thirty-six payments appears on your credit report, and now you're getting ready to buy a home of your own.

You prove rent paid to a private landlord with canceled checks or bank statements showing each payment to that landlord. The number of months depends on the loan and on who your landlord is. When Fannie Mae checks rent on a second home, an investment property or a loan with someone who won't live in the home, six months of records is one example on its list. Rent that stands in for a credit score needs twelve. One lender I work with wants twelve months of canceled checks when the landlord is an individual.

I'm Jeff Moran, a mortgage broker in Bluffton, South Carolina, originating since 1996, licensed in fifteen states, NMLS #483943, through C2 Financial Corporation. If your landlord is a person rather than a company, these are the rules I'd walk through with you, quoted so you can read the wording yourself.

Does a lender need proof of rent for a mortgage?

Not on every file. Freddie Mac's guide section on credit assessment with Loan Product Advisor, its automated underwriting system, says direct verification of rental payments not shown on the credit reports is "typically not required" when that system returns an Accept. An Accept means the system has assessed your credit and found it acceptable.

Your rent history matters more in four situations. The first is when someone on the loan won't live in the home, or you're buying a second home or an investment property. The second is when you don't have a credit score. The third is an FHA loan in manual underwriting, which means an underwriter reviews the file by hand instead of relying on the automated system's answer. The fourth is a non-agency program, meaning a loan that Fannie Mae, Freddie Mac and FHA do not buy or insure.

Fannie Mae's list: six months of records, or a lease and two months

Fannie Mae's rule is in the "Rental Housing Payment" part of its guide's section on monthly debt obligations. The lender has to look at your rent in two situations, as long as you don't already have a mortgage payment. One is when a person on the loan won't be living in the home. The other is when you're buying a second home or an investment property.

For those files, the guide gives four examples of acceptable documentation:

  • "six months canceled checks or equivalent payment source"
  • "six months bank statements reflecting a clear and consistent payment to an organization or individual"
  • "direct verification of rent from a management company or individual landlord"
  • "a copy of a current, fully executed lease agreement and two months canceled checks (or equivalent payment source) supporting the rental payment amount"

Nothing in the canceled check or lease examples limits who the payee is, and both allow an "equivalent payment source." The bank statement and verification examples name an individual outright. A verification of rent is a short form the lender sends your landlord about your payments.

Twelve months of rent in place of a credit score

Without a credit score, your rent becomes part of the credit history itself, and the period stretches to a full year. Fannie Mae's section on documenting a nontraditional credit history asks for your housing payment history over "the most recent consecutive 12-month period."

That section accepts canceled checks, bank statements, copies of money orders, "or other reasonable methods" for showing timely payments. The records have to show who you paid, how much, and that you paid on a consistent basis. It also accepts direct verification from the landlord, "whether the landlord is an individual or a professional management company." No late housing payments are allowed in the past 12 months.

Freddie Mac sets a similar year on most loans where no one has a usable score. It asks for payment references, which are bills you've paid on time that the lender can check. At least one person needs a housing payment history as one of them, going back at least 12 months with no payment 30 days or more late. Buying a home with no credit score or a thin file covers the rest of that process.

Does it matter if my landlord is a relative?

On an FHA loan in manual underwriting, it does. FHA's handbook section on manual credit requirements says the lender "must verify and document the previous 12 months' housing history." The lender can do that with your credit report, with canceled checks covering the most recent 12 months, or with a verification of rent from your landlord.

The landlord route works only "for landlords with no Identity of Interest" with you, and FHA's handbook describes an identity of interest as an existing business relationship or a family relationship. If you rent from your aunt or your business partner, the lender will ask for twelve months of canceled checks instead of a form from them.

FHA's section on credit built without a score lets a management company's rental reference replace the checks, as long as you are not renting from a family member. If you're thinking about buying the home you rent now, buying the home you rent from your landlord covers what that relationship does to the rest of the loan.

Freddie Mac: rent history that can help a first-time buyer

Freddie Mac also uses rent history in a way that can work in your favor. Its guide says Loan Product Advisor's review of your rent "may positively impact the credit assessment" on certain loans. There are four conditions. The loan has to be a purchase. At least one person with a rent history has to have a usable credit score. That person has to be a first-time homebuyer moving into the home. They also need at least 12 months of renting, at a rent of at least $300 a month.

The lender can document it with a verification report of the bank account you pay rent from. A lender with Freddie Mac's written approval can also use your own paperwork. That means leases signed by you and your landlord for the most recent 12 months, plus proof of timely rent for the full lease amount. Canceled checks, bank statements and transfers from your bank account through a money transfer app all count.

The same section also says "Verification of rent and/or evidence of cash payments (e.g., money orders) are not acceptable documentation." On this route, a form from your landlord won't count, so your records have to show the money leaving your account.

One lender's rule for a private landlord: twelve months, front and back

Luxury Mortgage Corp. is one of the wholesale lenders I work with, meaning a lender that makes loans through mortgage brokers like me. Its Prime Access program is written for loans that Fannie Mae and Freddie Mac do not buy, and the rule below is that lender's own. I'm quoting the housing payment history section of its Prime Access guidelines, version 9.0, dated July 8, 2026.

On the Full Doc, Bank Statements and 1099 Only programs, housing references "may not exceed 0x30x12." That shorthand means no payment 30 days late in the last 12 months. From there, what the lender asks for depends on who your landlord is:

"If an Applicant rents from a professional management company, a fully completed and signed VOR may be utilized. If an Applicant rents from a private landlord, the most recent 12 months' consecutive cancelled checks (front and back) must be provided."

A VOR is the verification of rent form described above, and on this program it's an option only when a management company handles your lease. With a private landlord, the lender asks for your checks, both sides.

For a first-time buyer on those three programs, the guidelines also say "No rent or mortgage history is required, however if one is provided it must meet the requirements of the Housing Payment History section of this guide." Living rent free is eligible too, at a maximum debt-to-income ratio of 43%, with a rent-free letter or other proof.

Paying a private landlord so the records are already there

If I were helping you set this up a year before you apply, I'd suggest paying by check from your own account, on time, for the amount on your lease. Twelve consecutive months of that, with a signed lease that matches and both sides of each check saved, gives you the records every rule in this article asks for. Bank transfers from your own account work for Fannie Mae and Freddie Mac, but Prime Access asks for canceled checks.

  • Your own checking account. It helps when the rent comes out of an account in your name. When Freddie Mac's system reviews your rent through a bank verification report, the lender has to confirm the account is yours and is the one you pay rent from.
  • The full amount, every month. Freddie Mac asks for proof of timely rent for the full lease amount, so a month you split between a check and cash leaves a gap.
  • A lease that matches what you pay. Fannie Mae's shortest example is a current lease signed by you and your landlord, with two months of checks. Freddie Mac's paperwork route asks for signed leases covering 12 months.
  • Both sides of each check. If your bank shows check images in online banking, you'll find it much easier to save each one as it clears than to collect a year of them right before you apply.
  • An app funded from your bank account. If you pay through an app, Freddie Mac accepts rent transferred from your bank account through a third-party money transfer app.

What documents you need for a mortgage walks through the rest of the list. If you're self-employed, a bank statement loan counts your deposits over twelve months.

Can I prove rent I paid in cash?

Sometimes. Fannie Mae's nontraditional credit section accepts money orders and "other reasonable methods," along with direct verification from your landlord. Freddie Mac's first-time buyer route and the Prime Access guidelines ask for records from your account.

From the month you switch to checks from your own account, you're building a clean record, and twelve consecutive months is the longest period any rule here asks for. If buying is a year away, getting from renting to owning covers the savings side of that year.

Common mistakes with rent paid to a private landlord

Paying a different amount than the lease. A lease that says $1,800 and checks for $1,650 raise a question. Freddie Mac asks for the full lease amount, and Fannie Mae's lease example has to support the rental payment amount.

Counting on a landlord's form everywhere. Fannie Mae's sections accept a verification from your landlord. Freddie Mac's first-time buyer route, FHA with a family landlord, and Prime Access with an individual landlord all ask for your own records instead.

An illustration, with made-up numbers

Numbers below are made up to show the mechanism. They do not describe a real client.

Say you rent a townhome from an individual owner. For fourteen months you've paid by check from your own account, on time, for the amount on your signed lease, saving both sides of every check. Before that, you paid in cash for two years.

Rent paid by check from your own account 14 months
Late payments in the last 12 months 0

Fannie Mae B3-6-05 example (checks) 6 months covered
Fannie Mae B3-5.4-03 (no score) 12 months covered
Freddie Mac 5201.1 (first-time buyer) 12 months covered
FHA II.A.5.a, manual underwriting 12 months covered
Prime Access 7.4, private landlord 12 months covered
(front and back of each check)

Fourteen months of checks covers each rule, so the cash years aren't needed.

Your next step

If you're buying with a conventional or FHA loan, Rate & Best Fit prices your own scenario so you can choose a rate option that works best for you, and that selection can change later. After you've chosen one, the application opens. The Prime Access program is not priced in the rate tool on this site, so for that one the next step is a conversation.

Nothing here is a loan approval, a denial, or a commitment to lend. The Fannie Mae sections are B3-6-05, revised August 5, 2026, and B3-5.4-03, revised February 7, 2024. Freddie Mac's is Section 5201.1, revised February 10, 2026, and FHA's are Handbook 4000.1 II.A.5.a, revised April 10, 2025, and II.A.2.b. The lender rules are Sections 2.2.1 and 7.4, pages 9 and 50 to 51, of Luxury Mortgage Corp.'s Prime Access guidelines. The lender makes the final determination on any file, and other lenders use their own rules. No letter from anyone is a loan commitment; final approval depends on the property, the appraisal and full underwriting.

Common questions

How do I prove rent paid to a private landlord for a mortgage?

With canceled checks or bank statements that show each payment to your landlord. Canceled checks work under Fannie Mae, Freddie Mac, FHA and Luxury Mortgage Corp.'s Prime Access rules. Bank statements work under Fannie Mae and Freddie Mac. Fannie Mae's B3-6-05 also lists direct verification from an individual landlord, or a current lease with two months of checks.

How many months of rent history do I need for a mortgage?

It depends on the program. For a second home, an investment property or someone on the loan who won't live there, Fannie Mae's B3-6-05 lists six months of checks or bank statements, or a lease with two months of checks. Rent used in place of a credit score needs 12 consecutive months under Fannie Mae and Freddie Mac. FHA's manual underwriting and Luxury Mortgage Corp.'s Prime Access guidelines ask for 12 months too.

Can my landlord write a letter to verify my rent?

On some programs. Fannie Mae accepts direct verification from an individual landlord. On an FHA loan that an underwriter reviews by hand, it works only when the landlord has no family or business relationship with you. Luxury Mortgage Corp.'s Prime Access guidelines allow a signed form only from a professional management company.

Does rent paid in cash count for a mortgage?

Only on some programs. Fannie Mae's nontraditional credit section accepts money orders and other reasonable methods. Freddie Mac's first-time buyer rent route says evidence of cash payments and money orders is not acceptable.

Do I need a rent history to buy my first home?

Not always. Freddie Mac says direct verification of rent is typically not required when its system returns an Accept. Luxury Mortgage Corp.'s Prime Access guidelines require no rent history from a first-time buyer, though one that is provided must meet its housing history rules.
