"How Do I Prove Rent Paid to a Private Landlord for a Mortgage?"

By Jeff Moran, NMLS #483943 · November 3, 2026

Your landlord owns the duplex you live in and the one next door. She lives a few streets over, she replaced the kitchen faucet herself last spring, and on the first of every month you send her the rent from your checking account and get a thumbs-up text back. Then the lender reviewing your mortgage application asks for proof of your rent, and you start to wonder what counts when your landlord is one person with a phone.

Rent paid to a private landlord is usually proven with canceled checks or bank statements showing each payment going to that person, or with a written verification from the landlord. The number of months depends on the loan: Fannie Mae's guide lists six for certain files, FHA and one lender I work with use twelve, and VA's guide looks back twenty-four.

I'm Jeff Moran, a mortgage broker in Bluffton, South Carolina, originating since 1996, NMLS #483943, through C2 Financial Corporation, licensed in fifteen states. Renting from a private landlord is an ordinary part of a strong file. The paperwork looks a little different from what a management company would send.

How do you prove rent paid to a private landlord for a mortgage?

The lender is answering three plain questions about your rent: how much it is, who you paid, and whether it went out on time every month. With a private landlord, your own bank records usually do most of that answering. The same handful of documents shows up across the guides:

  • Canceled checks, showing the amount, the date and the person you paid.
  • Bank statements showing the rent leaving your account each month.
  • A written verification of rent, a form your landlord signs confirming your rent and payment history.
  • Your current lease, signed by you and your landlord.

Your loan program decides which of these work, and for how many months.

Does Fannie Mae require proof of rent?

Fannie Mae asks for proof of rent on two kinds of files: a loan where someone on it will not live in the home, and a loan for a second home or an investment property. Fannie Mae's Selling Guide section B3-6-05, Monthly Debt Obligations, under the heading Rental Housing Payment, says the housing payment for your principal residence "must be considered when underwriting the loan."

On those two kinds of files, your monthly rent "must be evaluated," as long as you do not otherwise have a mortgage payment. The guide gives four examples of acceptable documentation:

  • "six months canceled checks or equivalent payment source"
  • "six months bank statements reflecting a clear and consistent payment to an organization or individual"
  • "direct verification of rent from a management company or individual landlord"
  • a current, fully executed lease plus "two months canceled checks (or equivalent payment source) supporting the rental payment amount"

The word "individual" means Fannie Mae accepts a private landlord on those files.

If you have no credit score, Fannie Mae wants twelve months. The same paragraph points to section B3-5.4-03, Documentation and Assessment of a Nontraditional Credit History. That section says your housing payment history "must be documented for the most recent consecutive 12-month period." Canceled checks, bank statements, copies of money orders or a direct verification from your landlord all work. In its words, "Direct landlord verification is acceptable whether the landlord is an individual or a professional management company."

The post on buying a home with no credit score walks through the rest of that process. Section B3-6-05 also covers car leases, which the post on how a car lease counts in your debt-to-income ratio explains.

Freddie Mac and rent history that can help your file

On a Freddie Mac loan, a year of rent paid on time can help your file. Freddie Mac's Seller/Servicer Guide section 5201.1 covers credit on loans run through Loan Product Advisor, Freddie Mac's automated underwriting system. It says direct verification of rental payments not on the credit report is "typically not required for Accept Mortgages." Accept is the result Loan Product Advisor gives once it has found your credit acceptable.

Freddie Mac also says your rent history "may positively impact the credit assessment" on certain loans. If you provide the documents yourself, the file needs your signed leases for the most recent twelve months and proof you paid the full lease amount with no payment 30 or more days late.

Canceled checks, account statements, and records of rent sent from your bank account through a money transfer app all work. The section also says, "Verification of rent and/or evidence of cash payments (e.g., money orders) are not acceptable documentation." For this credit, Freddie Mac wants your own bank records, and a form your landlord signs does not count.

FHA rent verification uses twelve months

An FHA loan that an underwriter reviews by hand needs a year of your rent history. HUD Handbook 4000.1, section II.A.5.a says the lender must verify and document "the previous 12 months' housing history." There are four ways to show it:

  • your credit report
  • a verification of rent from a landlord with no Identity of Interest with you, meaning no family or business tie
  • a verification from a mortgage servicer
  • "a review of canceled checks that cover the most recent 12-month period"

FHA describes Identity of Interest in section II.A.8.a as "a transaction between Family Members, business partners or other business affiliates." If your landlord is your aunt, the checks or credit report carry it instead.

If at least one person on your loan is a first-time homebuyer, a year of on-time rent can count as a plus when your file runs through TOTAL Mortgage Scorecard, FHA's automated underwriting. Section II.A.4.b calls this a Positive Rental Payment History. It applies to a purchase where the minimum decision credit score is 620 or greater. That score is the middle of your three credit scores, or the lower of two, and FHA uses the lowest one among everyone on the loan. At least one person also needs twelve months of on-time rent of $300 or more a month.

FHA counts rent as on time when it is "paid within the month due," and the lender needs a signed lease plus one more item. That can be a written verification from a landlord with no Identity of Interest, "12 months' canceled rent checks," or "12 months' bank or payment service statements documenting rents paid." If you rent from a family member, FHA asks for the lease and twelve months of canceled checks or bank statements.

VA loans look back twenty-four months

On a VA loan, the lender looks at two years of your rent. VA Pamphlet 26-7, Chapter 4, Topic 7 says your "most recent 24-month rental history" must be "verified and rated." The guide says how you have paid for housing is often a primary indicator of how motivated you will be to pay your mortgage on time.

The paperwork the lender collects depends on the automated result, which Topic 8 of the same chapter lays out. On a Refer file, meaning the automated system sends it to an underwriter to review by hand, the history can come "directly from the landlord, through information shown on credit report or by cancelled checks" for the full 24 months. Accept and Approve mean the automated system found the file meets VA's credit and income requirements, so the lender can use less paperwork. On an Accept or Approve file, VA's table says no verification of rent is required.

One lender's rule is twelve months of checks, front and back

With one of the lenders I work with, renting from a private landlord means twelve months of canceled checks when the rent is not on your credit report. Luxury Mortgage Corp. writes its own guidelines for its Prime Access programs, and section 7.4 of version 9.0, dated July 8, 2026, treats a management company and a person differently.

A renter from "a professional management company" may use "a fully completed and signed VOR," which is the verification of rent form. For a private landlord, "the most recent 12 months' consecutive cancelled checks (front and back) must be provided."

Its Full Doc, Bank Statement and 1099 Only programs hold housing payments to 0x30x12, meaning no payment 30 or more days late in the last twelve months, with limited exceptions. Section 2.2.1 says a first-time home buyer in those programs needs no rent history, but one that is provided "must meet the requirements of the Housing Payment History section." Other lenders write their own guidelines.

Six, twelve or twenty-four months, side by side

Guide Months With a private landlord
Fannie Mae B3-6-05 (someone on the loan living elsewhere, or a second home or investment property) 6, or a lease plus 2 months of checks Landlord verification listed
Fannie Mae B3-5.4-03 (no credit score) 12 in a row Landlord verification accepted
Freddie Mac 5201.1 (rent history counted in your favor) 12 Bank records; no landlord form, cash or money orders
FHA II.A.5.a (reviewed by hand) 12 Landlord verification if no family or business tie, or checks
FHA II.A.4.b (first-time homebuyer, $300 a month or more) 12 Lease plus landlord verification, checks or statements
VA 26-7, Topics 7 and 8 (Refer) 24 Landlord, credit report or canceled checks
Luxury Mortgage Corp. Prime Access 7.4 12 in a row Canceled checks, front and back

The months column shows how far back each guide asks you to document, and your automated findings and the lender's guidelines set the final list.

Getting your rent records ready

  1. Your lease. When you're ready, please provide a copy of your current lease, signed by you and your landlord, all pages, please.
  2. Your bank statements. Please provide your complete bank statements for the account you pay rent from, for the past twelve months, all pages, even if the last page is intentionally left blank.
  3. Your canceled checks. If you pay by check, please provide copies of the canceled checks for the same twelve months, front and back. On a VA loan that comes back Refer, the checks cover twenty-four months unless your landlord or credit report verifies the history.
  4. Your landlord's contact information. Please provide your landlord's full name, mailing address and phone number, so a verification can go out if your program uses one. It helps to let your landlord know a form may be coming.

Paying the full rent from your own account the same way every month gives a lender the "clear and consistent" payment Fannie Mae describes. The post on what documents you need for a mortgage has the list for the rest of your file.

Mistakes that make rent harder to prove

  • Paying rent in cash. Freddie Mac's rent-history rule does not accept cash or money orders, and cash leaves nothing on a statement.
  • Splitting the rent with a roommate in two payments. Your statements then show only your share, and Freddie Mac's rule looks for the full lease amount paid by you.
  • Expecting rent already paid to become a down payment. That only happens under a written rent-to-own agreement, which the post on rent credits toward a down payment explains.

If your landlord is also the person selling you the home, the post on buying the home you rent from your landlord covers how that tenancy affects the loan.

An example, with invented numbers

Numbers below are made up to show the mechanism. None of them is a quote or a rate.

Say you have rented from a private landlord for three years at $1,900 a month, paid by transfer from your checking account, and you are buying your first home.

  • On an FHA loan through TOTAL, your signed lease and twelve months of statements showing $1,900 going to your landlord can document a Positive Rental Payment History.
  • On a VA loan that comes back Refer, the underwriter needs twenty-four months, from your landlord, your credit report or canceled checks.
  • On a Prime Access loan, the sheet calls for twelve months of canceled checks and does not mention transfers. That lender would say how it wants transfers shown.

Getting your file started

Rent history is one piece of a documented pre-approval, where your documents get read once before you write an offer. If you are still weighing rent against a mortgage payment, the post on getting from renting to owning lays out the money involved.

Once you're ready to see pricing for your scenario, you can compare rate options on the home page and choose the option that works best for you. The selection can change as your file comes together. Calls are welcome too, and I'm happy to tell you which rent records your loan will need.

Common questions

How many months of rent proof do I need for a mortgage?

It depends on the loan. Fannie Mae's Selling Guide B3-6-05 lists six months of canceled checks or bank statements for certain files. Fannie Mae's no-credit-score section, FHA and Freddie Mac's rent-history credit use twelve months. VA Pamphlet 26-7 looks back twenty-four months.

Can a private landlord fill out a verification of rent for a mortgage?

Often, yes. Fannie Mae lists direct verification from an individual landlord, and FHA accepts a verification from a landlord with no family or business tie to you. Freddie Mac's rent-history credit does not accept a verification form, and one lender I work with requires twelve months of canceled checks from a private landlord instead.

Do rent payments through a money transfer app count as proof of rent?

They can. Freddie Mac's Seller/Servicer Guide section 5201.1 accepts evidence of rent sent from your bank account through a third-party money transfer app. Fannie Mae accepts bank statements showing a clear and consistent payment to an individual.

Can I prove rent I paid in cash?

It is harder. Freddie Mac's section 5201.1 does not accept cash payments or money orders for its rent-history credit. Fannie Mae's nontraditional credit section accepts copies of money orders and a direct verification from the landlord.

Do I need proof of rent if I'm buying my first home?

Not always. VA's guide says no verification of rent is required on an Accept or Approve file, and Freddie Mac says direct verification of rent is typically not required on an Accept. Your rent history can still help you, since FHA's Positive Rental Payment History is built for first-time homebuyers with twelve months of on-time rent.
